Exterior Painting in Denver, CO
Exterior painting on Denver houses by Semper Fi Roofing, from the brick streets in the center out to the newer edges. On most older houses that means trim, porches and eaves rather than whole walls, and it goes on last, after everything above it is settled.
Where Paint Fits in Denver

Repainting a surface that is already painted is one change the city does not review. That holds inside the historic districts too. New roofs, new siding and new windows all get looked at. Paint mostly doesn't, which makes it the straightforward job on an older house.
Painting something that was never painted is a different question. Bare brick or stone is different. On a landmarked house or inside a district, the city may want to look at it first. We check that for your address before anything starts. Licensed and insured, with a background check on everyone who shows up at your house. The older houses Denver keeps an eye on get looked at for plenty of other changes too.
Paint goes on last. If the roof, the gutters or any siding are going to be done, paint after them rather than before. Otherwise you're paying to have the same trim painted twice. The order the outside of a house should be done in is worth settling before anybody starts.
How a Denver Paint Job Runs
- Walk the whole outside of the house first. On that visit, we say whether the paint is failing on its own or because something behind it is wet.
- Check whether anything you want painted has never been painted. Bare brick or stone is the exception. On a landmarked house or inside a district, the city may want to look at it.
- Settle the roof, the gutters and any siding first, so the same trim doesn't get painted twice.
- Prepare the surface. Scrape back anything loose, blistered or lifting. Leave sound old paint alone, and repair soft wood and open joints before anything goes on.
- Paint last, trim, porches and eaves included, once everything above them is done.

Painting an Older Denver House
Chipped, pitted or stripped paint on one wall is often the first visible sign a storm reached the house, since paint sits at eye level where the roof doesn't. So a paint call often turns into what the storm did to the rest of the house. And if the paint is failing because something behind it is wet, painting it again won't fix it; we'll say so on the first visit.
- The surface you're painting on a house this age isn't wood, it's the last several coats somebody else put on, so preparation takes longer here than people expect: scrape back anything loose or blistered, leave sound old paint bonded alone, and repair soft wood and open joints first.
- Denver's altitude means stronger ultraviolet light works on paint faster than it does in most cities, which is why a color looks slightly different after three summers, and why the same paint lasts longer on a shaded wall.
- On most of these houses the walls are brick, so painting means trim, porch and eaves rather than whole walls: window surrounds and sills, porch posts and rails, eaves and fascia, gable ends and any sided sections, with whole-house exteriors only on the newer streets. Mar Lee, Gateway and West Wash Park all fall somewhere across that range, and on a brick house the small painted area is all detail work, which is why a per-wall price makes no sense here.
- Whether anyone has to approve your color depends on where you are. Most older central blocks have no association to check with; the newer edges usually do.

What Denver Customers Say
Adam Mayka
Josh with Semper Fi came to look at my roof after the most recent hail storm and couldn’t have been nicer. He was honest, thorough, and explained everything about the inspection process in great detail. His attention to detail and communication made it a very comfortable experience. Albeit we don’t need a new roof, when that time does come I will be using Semper Fi and I will recommend them to all of my friends and neighbors

Was very responsive. I was able to get what was needed in regards to our roof inspections on three houses quickly. And worked with our insurance agent getting the right information needed for our insurance needs. If you’re looking for someone that knows roofs and you need inspections or confirmations regarding your roof. Highly would recommend recommend this company

We had Semper Fi Restoration Inc. complete the roof on our 10,000 sq. ft. commercial building, and we had a great experience from start to finish. We had the opportunity to meet Joshua Bosley and worked mainly with Leo, our project manager. Leo’s communication throughout the entire project was top-notch. As with any large commercial roofing project, we ran into a few unexpected snags along the way, but the Semper Fi team stepped up and took care of every issue with no questions asked. They stood behind their work, kept us informed, and made sure everything was handled properly. It’s refreshing to work with a company that takes responsibility and follows through on what they promise. We are very happy with the finished roof and would definitely recommend Semper Fi Restoration Inc. to anyone looking for a dependable and professional roofing company. Thank you to Joshua, Leo, and the entire Semper Fi team for a job well done!

There are a lot of Roofing Contractors out there so when I was referred Josh and his team by a close friend I knew there must be something different about them. From the first meeting with Josh and Daniel I felt comfortable and at ease. I had a lot of questions and they answered them without hesitation and in extreme detail which I appreciated. They helped me through the entire insurance journey and made sure I was covered before any work was done which helped lift that burden off my shoulders. Also, you will not find a Owner as diligent as Josh when it comes to QA/QC of the work done by his crews making sure the roof/gutters you get are up to HIS standards. I appreciate Josh and Daniel for getting the work done and definitely exceeded all my expectations. I don't usually write reviews but their work deserves some praise, I will definitely be referring them anytime I hear anyone I know is even thinking of getting or needing a new roof.

I wanted to take a moment to leave a review for Josh and his team at Semper Fi Restoration. Josh came out the same day we called to provide an estimate and inspect our roof, and a member of his team completed the repairs first thing the very next morning. We truly appreciated the quick turnaround, excellent customer service, and quality workmanship in repairing the damage to our roof. The entire process was smooth, professional, and stress-free. I highly recommend Semper Fi Restoration to anyone looking for a reliable and responsive roofing company!

When my insurance refused to pay for my hail damaged roof, Semper Fi worked with my insurance to successfully get them to pay. They helped me with the entire process and communicated well. I had a fantastic experience with Leo at Semper Fi Restoration Inc. He recently completed some roof repairs for me, and I couldn’t be happier with the results. Leo was professional, honest, responsive, and clearly takes pride in his work. He explained everything thoroughly, showed up on time, and made the entire process smooth and stress-free. The quality of the repairs was excellent, and it’s clear he genuinely cares about doing the job right. It’s hard to find contractors you can truly trust, but Leo absolutely earned my confidence. Josh Bosley and Semper Fi Restoration recently completed hail damage work on our residence. Josh handled EVERYTHING with our insurance company. The work was completed on time, as promised. Clean-up was great. Josh came back and guaranteed we were happy with everything - including fixing two small areas that we felt needed additional work. He ensured we were 100% happy prior to moving on. He was a great communicator, very patient with us, and made us extremely happy that we chose him and Semper Fi. I rarely leave reviews - but would highly recommend him. Final note, our insurance agent recommended him to us and he was as great as advertised.

Josh is absolutely amazing, his service and follow-up is thr best I have ever experienced. The thing that really impressed me was his honesty after inspection, he shared that I didn't need a new roof. There are very few companies with that level of honesty. He has earned a customer for life.

Exterior Painting in Denver FAQs
Do I need approval to repaint my house in Denver?
Repainting a surface that is already painted is one of the few outside changes the city does not review. That holds inside the historic districts too. Painting something that was never painted, bare brick or stone most of all, is a different question. We check that one for your address before anything starts.
My house is a landmark. Can I really just repaint it?
Repainting what is already painted, generally yes, and plenty of landmark owners don't realize it. Roofing, siding and windows are the changes that get looked at first. Where it changes is bare masonry that has never been painted, which is worth settling before a brush comes out. We'll check it with you.
Do I need an association's approval for the color?
On most of the older central blocks there's nothing to approve. On the newer edges of the city there usually is, so it's worth a check before ordering anything.
When does the weather here actually suit painting?
The warmer months, and the shoulder weeks work better than most people assume. Which months actually work for painting here is a longer answer, and it depends on nights as much as days.
How long does exterior paint last in Denver?
Less than the tin suggests, because of the sun at this altitude. It depends most on how the surface was prepared before anything went on.
Why does one side of my house look so much worse?
Because it faces the sun. That side ages years ahead of the shaded ones. Two very different conditions on one house is normal here.
Should I paint before or after the roof is replaced?
After. Otherwise the trim gets painted twice, and you pay for it twice.
Can hail damage paint?
Yes. Chipped or pitted paint on one wall is often the first sign a storm reached the house. Usually the side it came from.
Can you paint over siding that is coming apart?
You can, and it won't last. Paint holds to a surface, and a surface that's failing takes the paint with it. At that point it's siding that has gone past painting.
My paint keeps failing in the same spot. Why?
Usually because something behind it is wet. Paint is not a fix for water, and repainting the same spot a third time won't change that.
Do you paint brick?
It can be done, and it's a decision that's hard to undo, so it's worth talking through properly. Painting brick that has never been painted is a different case. On a landmarked house or one inside a district, the city may want a say. We settle that before anything starts.
Can I finance a paint job?
Yes, we offer financing through Hearth. It comes up most when the paint goes on at the end of a bigger exterior job.
Which parts of Denver do you cover?
All of it. Barnum West, Regis, and the streets around the north end of Federal. Same company at every one of those addresses.
