Something is leaking on a flat or low slope commercial roof. Semper Fi Roofing finds where the water is really getting in, fixes it, and tells you straight whether the fix will hold or whether you are looking at the whole roof.
What a Repair With Us Includes

You get photographs of your own roof and a plain explanation of where the water came in. That's the part most owners have never been given. The roof walk and the estimate are free.
We also tell you when a repair is genuinely enough. Nobody here is trying to turn a split pipe collar into a re-roof. A straight answer on that is worth more than any badge.
We carry general liability and workers compensation insurance, so that risk sits with us rather than with your building. Everyone we send out has had a background check. We have Spanish-speaking team members available where that helps on site. Financing through Hearth is there for the work a claim does not cover.
We've got about twenty years of hands-on roofing experience behind us. On a leak, that mostly shows up as fewer return visits.
Finding Where the Water Gets In

The wet ceiling tile is almost never underneath the hole.
Water gets through the roof at one point, then runs along the deck, down a beam, or across the top of a ceiling before it finally drops. By the time it reaches the floor, it can be a long way from where it started.
That is why a repair that starts at the stain usually does not last. We start on the roof instead.
- We walk the whole area, not just the spot above the leak.
- We photograph what we find so you can see what we are looking at.
- We trace the water back to where it entered.
- We check the insulation around it because wet insulation changes the repair.
Once we find the failure, we cut out what is damaged rather than covering it up. If the insulation underneath is wet, that comes out too. New material goes back in and gets tied into the sound roof around it. If the leak started at a curb, seam, or other detail, we rebuild that detail instead of smearing sealant over it. Then we water test the repair before we leave.
Cold weather can change how we handle it. Some materials will not bond properly below certain temperatures. When that happens, we make the roof watertight and come back for the permanent repair when conditions allow. We tell you which kind of repair you are getting and why.
The patch may not disappear into an older roof. What matters is that the water stops.
When a Storm Caused the Damage
Hail and wind damage can sit unnoticed on a commercial roof until the building starts leaking. When a storm is involved, good documentation matters.
- Photographs showing the damage and where it sits on the roof.
- An estimate that clearly lays out the repair scope.
- Supplements when the approved scope leaves necessary work out.
We handle the estimating and supplementing in house rather than handing it off to a third party.
Not every roof problem is an insurance claim. Age and ordinary wear are different from sudden storm damage, so we figure out what caused the problem before telling you to file one.

Where Flat Roofs Usually Start Leaking
Hardly ever in the middle. Leaks start where the roof stops being a flat sheet. Anywhere it turns a corner, or lets something through it.
- Seams. Where two pieces of the surface join. Age, movement and a bad weld all open them up.
- Drains. The one place the whole roof is trying to send water. The seal around a drain works harder than anything else up there.
- Penetrations. Every pipe, vent and conduit that comes through the roof is a hole somebody sealed once.
- Rooftop frames. The raised bases under heating and cooling units. Detailing here is where a lot of leaks begin.
- Edges and the low walls around them. Wind gets under a loose edge and works it, and the join at a parapet wall is a classic.
- Skylights and hatches. Same problem, larger.
Then there's what the weather does. Hail bruises and splits a membrane the way it bruises a shingle. Hard wind lifts an edge and creases the surface behind it. Big day to night temperature swings work the seams loose over years. Sun at this altitude ages the top layer faster than it does lower down.
A blister or some surface cracking with no leak behind it is worth knowing about. Not worth panicking over. A split that has gone all the way through is a different conversation.
Repair or Replace
This is the question building owners actually want answered.
Patching is the right call while the problem is genuinely in one place. It stops being the right call once the same roof needs a visit every season. At that point the patch budget has quietly turned into the replacement budget, without anyone deciding it should.
A repair is genuinely enough when:
- The leak traces back to one seam, drain, pipe or frame.
- The rest of the roof tests dry.
- No insulation has taken on water.
- The surface still has real life left in it.
- The roof is not already carrying several old roofs underneath.
A contractor should be able to show you why, not just say so. Photographs, a moisture check, and the path the water took.
Patching has gone too long when:
- The same areas keep failing, in different spots each time.
- Water sits on the roof after every rain and never clears.
- Insulation has gone wet, and wet insulation cannot be dried in place.
- The surface is brittle, shrinking or splitting in more than one area.
- Repairs have become an annual line in your budget.
When it lands on that side, the honest answer changes. This is a whole roof conversation rather than a repair one.
One question hardly anybody gets asked, and it changes the answer. How long do you plan to hold the building? A roof with two years to run is a different decision from one with twenty.

Commercial Roof Repair Frequently Asked Questions
Will the repair match the rest of my roof?
No, and nobody's will. New material sitting against weathered material always shows. What matters is that the join is sound and the water stops. On a flat roof almost nobody sees it anyway.
Is a commercial roof repair covered by insurance?
It depends what caused it. Hail and wind damage is usually a claim. Age and ordinary wear usually aren't. Documentation is what carries a storm repair. Photographs and an estimate in your carrier's own format matter more than the size of it.
My roof is leaking over the electrical panel. Does that change anything?
Yes. Water over electrics, stock or equipment moves a job up the list, and it changes what we do first. The immediate priority becomes stopping water reaching that area, then working out the permanent fix. Say so when you call so we know from the start.
Can you repair a roof somebody else installed?
Yes, and a lot of what we repair is somebody else's work. It doesn't change how we trace the leak. One thing worth checking first is whether the roof is still under a manufacturer warranty. A repair by an outside party can end that cover. We'll ask you about it before we touch anything.
What if the repair doesn't hold?
Call us. We diagnose roofs from evidence, and occasionally a second leak sits behind the first one. It's also why we water test the repair before we leave.
What does it cost to have somebody look at it?
Nothing, whether the answer is a small repair or a conversation about the whole roof. If you already have a quote from somebody else, bring it and we'll go through it with you.
How far do you travel?
