We get on the roof and into the attic. You end up with photographs of your own roof, not a description of it. We'll tell you when a repair is genuinely enough. Just as plainly, we'll say when a claim's worth filing, and when it isn't. Straight answers in both directions are why people call us back for the big job later.

How a Repair Gets Done

Water gets in at one point and runs along the underside of the deck. It drops wherever it finds a nail or a seam, often a long way from where it entered and in a different room. Finding the entry means reading the path rather than the puddle, which is why a patch put in the obvious place fails.

A brand new roof can leak for a different reason. A crew can reuse the old metal at the chimney, or run a bead of caulk instead of cutting fresh metal into the mortar. It looks finished from the street until the first sideways storm puts the leak back where it always was. Ask us whether that metal is being replaced or reused, and we will show you which one is up there now.

Wind is different again. It usually leaves no hole at all. It breaks the seal along a row, lifts the shingles and lays them back down creased, looking almost normal until the next storm takes them properly. From the ground there is nothing to see. Up close there is a crease across the shingle and a row that lifts by hand. The trade calls that pattern zippering.

Leaks That Turn Out to Be Condensation

Some of the calls we get aren't leaks at all. A stain shows up on a bedroom ceiling in January, the roof above it has nothing wrong with it, and no amount of patching makes the stain stop coming back. What's happening is inside the attic. Warm damp air from the house rises into a cold attic, hits the underside of the roof deck and turns to frost. It melts on the first warm afternoon and drips down through the insulation. It shows up in winter, in the same spot every year. The shingles have nothing to do with it.

That's a ventilation problem, and the cause is nearly always intake. Air is meant to come in low along the eaves and leave high at the ridge. Soffit vents get painted over, packed solid with insulation, or left out of the house in the first place. Once the intake is gone, the vents at the top stop doing much of anything. Bathroom fans that dump into the attic instead of running out through the roof make it worse, and we find that one a lot.

That's why we open the attic as well as walking the roof. It's the quickest way to tell a roof leak from a ventilation problem, and the two get fixed very differently.

The Repairs We Get Called Out For

Almost every repair call starts with a symptom rather than a cause. A stain on a ceiling, a drip in a hallway, grit collecting in the gutter. Roof repair sounds like one job. It is really a short list of them, and almost none of them happen in the middle of a slope. Water gets in where the roof is interrupted, or where something has worn out.

  • Leak repair. A stain, a drip, or a damp patch that keeps coming back. The most common call and the one that takes the most looking.
  • Flashing and chimney repair. Water only when the rain is driven sideways, or a stain that follows a wall or a chimney down.
  • Vent boot replacement. The rubber collar around a plumbing pipe splits and lets water in at one spot. One of the most common single failures on a roof that is otherwise fine.
  • Roof vent repairs. A vent cap crushed by hail, a turbine that has seized up, or a mix of vent types on one roof that are working against each other instead of moving air.
  • Wind-damaged shingles. Shingles lifted, creased, torn or gone after a windy night.
  • Skylight leaks. Usually the seal or the metal around it rather than the glass itself.

Hail is a different animal, because it hits every slope at once and is almost never a spot repair. And if water is coming in right now, that is a different call. It shouldn't wait for a scheduled visit.

A repair makes sense when the damage sits in one place and the rest of the roof still has life in it. A replacement makes sense when failures are showing up across the roof, or the roof is near the end of its life, or the same spot has already been repaired more than once. Plenty of roofs that get quoted for replacement need a repair and nothing more. If somebody has told you yours is shot, ask what specifically made them say that, and how much life the rest of the roof has left. When the answer really is a new roof, what actually happens is worth knowing before you agree to it.

Whether to claim a repair is arithmetic. The wind and hail deductible on many Colorado policies is a share of what the house is insured for rather than a flat amount, and most single repairs come in under it. If the repair costs less than the deductible, the insurance company pays nothing. Work out what yours comes to, and we will tell you what the repair costs, so you can compare the two numbers before anything gets filed. A storm loss is a different conversation, because hail hits the whole roof and the numbers change.

Roof Repair Frequently Asked Questions

Can roof repairs be done in winter?

Most of them, yes. The one thing cold weather changes is the sealant strip on a shingle. It needs warmth to bond, and may not seal down fully until spring. That's expected rather than a fault. Snow, ice or rain on the roof stops work altogether, for safety and because nothing sticks to a wet roof.

Can a repair be done in the rain?

Not properly, no. Materials won't bond to a wet surface and the roof is dangerous underfoot. If water is getting in while the weather is bad, we stabilize it and stop the damage growing. The actual repair follows once things dry out.

Do roof repairs need a permit?

Some do. Where one is needed we pull it and call the inspections in, so it isn't something you have to arrange.

Does roof repair tape work?

It can stop water for a few days, and that's genuinely all it's for. Beyond that it breaks down, and it makes the real repair harder because somebody has to scrape it off first. Use it to get through a bad night, not to fix a roof.

What happens if the repair does not hold?

Tell us and we come back and look at it. Whatever coverage a roofer offers you, it belongs in writing rather than in a handshake, so ask us and we'll put ours in front of you.

Will the repair be visible?

Possibly, on an older roof. The exact color may not be made any more, and shingles fade over the years. A repaired patch can show from the street even when it's watertight. We'll tell you what to expect before we start.

Can a repair be financed?

Yes, we offer financing through Hearth. It comes up more often on repairs than people expect. A repair that sits under your deductible is paid out of pocket by definition.

Can attic ventilation be added without replacing the roof?

Yes. Exhaust vents go in from the top and intake usually goes in at the soffit, so neither one needs the roof stripped. A tear-off is the easier time to do it, because everything is already open, but it isn't the only time. If you're getting frost or damp in the attic now, it doesn't have to wait for the next roof.

Why does the ceiling stain only show up in winter?

That usually points at condensation rather than a leak. Warm air from the house collects in the attic, freezes on the underside of the roof deck, and then melts and drips when the weather turns. A summer rainstorm doesn't produce it, which is the tell. The fix is airflow in the attic, not a patch on the roof.
