What a Complimentary Inspection Covers
A roof inspection here costs nothing, and neither does the estimate that comes out of it. We come out and get on the roof. We photograph it rather than describing it to you. That way you're looking at your own shingles, not taking our word for what's up there. While we are on the property, we look over the gutters, the siding, the windows and the paint as well. Storms do not politely stop at the roofline, and the parts at eye level often show damage before the shingles do.
Everyone we send out to a property has been through a background check. We carry general liability and workers compensation insurance, so that risk sits with us rather than with you. Some of our salespeople speak Spanish, so mention it when you get in touch. GAF Master Elite is also our certification on residential roofs. It's the one that opens the door to GAF's enhanced warranties, Golden Pledge included, on roof systems that qualify.
When to Have Your Roof Looked At
Weather decides this here more than the calendar does. Damaging hail runs from the middle of spring through to the middle of September, and then hard wind off the mountains takes over for the cold months. So the useful answer to "when" is: after weather, and after anything you notice.
Worth a call:
- After a hailstorm anywhere near you. Hail damage is regularly invisible from the ground, and the leak that proves it can be a season or more away.
- After a windy night, especially if you can see a lifted or missing shingle from the street, or the gutters have shifted.
- When granules turn up in the gutters, on the driveway, or in a pile at the bottom of a downspout.
- When there is a stain on a ceiling or a damp patch high on a wall.
- When the neighbors are having roofs done. The same storm went over your building.
- When you have no idea what condition the roof is in. That is most people. It is the one part of a property nobody ever actually looks at.
If weather is the reason you called, we pull verified hail data for your address rather than for the city. Storms land in strips. One street takes a beating and the next one over gets nothing, so a city-level answer tells you almost nothing about your own house. Aerial measurements size the roof on the same visit, which is what any honest number has to be built on. The conversation afterward starts from what actually happened to your building, not from an opinion. It's built on the photographs, the hail history for the address, and the measurements.
One thing worth clearing up, because it is the question people sit on before they call: having the roof looked at does not start an insurance claim. Nobody contacts your carrier, and no claim gets opened in your name. You look at the photographs and hear what's in them. Then you decide whether there's anything here worth taking to insurance at all.

What Gets Checked on the Visit
The roof is the reason for the visit. It is not the whole visit.
- The roof surface. Granule loss, bruising, cracked or lifted shingles, and the creasing wind leaves behind. Every slope gets its own look, because a storm arrives from one direction and one side of a roof can be fine while another is not.
- The metal at the joints. Flashing is the metal that seals the places where a roof meets a wall, a chimney or a vent. It gives out more often than the shingles above it do.
- Pipe boots and vents. The rubber collars around plumbing vents harden and split with age, then leak at one small spot for a long time before anyone notices.
- Valleys, edges and the ridge. Where two slopes run together, where water finally leaves the roof, and how the whole thing breathes at the top.
- Roof vents and soffits. How many exhaust vents are up there, whether they're all the same type, and whether there's enough open soffit underneath to feed them. Ventilation fails quietly. It shows up as a heat or damp problem long before it shows up as a leak.
- Gutters and downspouts. Dents and dings from hail, whether they are still hanging at the right pitch, and whether water is being carried away from the building or dumped against it.
- Siding, windows and paint. Cracked or holed siding, torn screens, damaged frames, and paint that has been chipped or pocked. On a hail loss these usually belong in the same file as the roof.
At the end of it we sit down with you, open the photographs, and tell you what is in them. No jargon, no reading between lines. If the roof is in good shape, that is a useful thing to know too, and you have pictures to prove it.

Roof Inspection Frequently Asked Questions
How much does a roof inspection cost?
Nothing. The inspection is free, and so is the estimate that follows it. That holds whether the job turns into an insurance claim or something you pay for yourself.
Will somebody actually get on the roof, or just look from the ground?
On the roof. You cannot photograph granule loss from a driveway, and a bruised shingle looks exactly like a healthy one from sixty feet away. We walk every slope that can be walked safely. Those photographs are what the whole rest of the conversation is built on.
Do I need to be home?
It helps to be there at the end, so we can put the photographs in front of you and talk you through them. Nobody expects you on a ladder, and nobody expects you to know what a fractured shingle mat looks like. That part is the job.
Do you look at anything besides the roof?
Yes, and it is deliberate. Wind and hail get to the gutters, the siding, the window screens and the paint, often more obviously than they get to the shingles. A roof-only look misses damage that belongs on the same claim, and what nobody checked does not get paid for.
Can you tell if hail hit my roof when I can't see anything?
That is the normal situation rather than the unusual one. Hail bruises a shingle: it loosens the granules and cracks the mat underneath while the shingle keeps its shape. Nothing about that can be settled from the ground with a pair of eyes. We check verified hail data for the address first. Then we get up there and photograph what's really on the roof.
How often should a roof be inspected?
Weather sets that here, not a calendar. The moments worth calling about are after a hailstorm, after hard wind, and any time something changes that you can see from the ground.
Do you inspect commercial roofs?
Yes, and it is its own piece of work. Building owners and managers are better off starting on the commercial pages.
What happens after the inspection?
You get shown the photographs and told what they mean, and then it is your call. If insurance is involved, we write the estimate in the format your carrier reads. If the scope that comes back is short, we argue it ourselves rather than handing it to a third party. If there is no claim behind the work, financing is available through Hearth. Nothing gets ordered or started until you say so.
