Frequently Asked Questions
Do I need a repair, a replacement, or the twice a year check?
Repair is for a leak you have right now. Replacement is for a roof that's run out of patching, or one holding water it can't shed. The spring and fall reports are for a roof that's fine, where you'd rather just keep an eye on it. Plenty of buildings move through all three over the years, in that order.
Can my business stay open while the roof is done?
Yes, and we plan it rather than promise it. We take the roof off in sections, so the building is never fully open. We sort out access, staging and where material lands before the first day. If your hours are restricted, we phase the work around them. On one re-roof, we brought in a crane to lift the rooftop units out. That let us rebuild the roof underneath them, then set the units back down once we finished. People were coming and going through that building every day of the job. So before we ever started, we put up scaffolding and a covered walkway over the sidewalk. The building never shut.
Does insurance cover a commercial roof?
It depends on what caused the damage. Hail and wind are usually a claim. Age and ordinary wear usually aren't. We write the estimate in the format your carrier reads. We handle the estimating and supplementing in house rather than sending it out.
Is there a warranty on a new commercial roof?
Usually two, and they're separate documents. One comes from the manufacturer and covers the material. The other covers the workmanship and comes from whoever does the job. Ask any contractor bidding your roof for both, and read what each one excludes. On a flat roof, look for whether standing water is excluded. That single line matters more than anything on the front page.
Are you insured?
Yes. We carry general liability and workers compensation insurance. On a commercial site that matters more than it does on a house. There are people at roof height, material being lifted, and a business operating underneath all of it. That risk should sit with us, not with your building.
Who comes out to the building?
Everyone we send out has had a background check. That's a standing policy, not something arranged for one job. We have Spanish-speaking team members available if that makes the conversation easier on site.
What kinds of buildings do these roofs go on?
Flat and low slope roofs sit on most of the commercial stock around here. Warehouses, retail units, offices, restaurants and small medical buildings all tend to have one. What actually decides the job isn't the business inside. It's the shape of the roof, what's already stacked up there, and what sits on top of it.
How far do you travel?
Colorado and Wyoming. If you aren't sure whether your building falls inside that, call and ask. It's a short conversation.
Can commercial work be financed?
Yes, through Hearth. It comes up most on the part of a job a claim doesn't cover. Also on work that was never storm related.
What does it cost to have somebody look at it?
Nothing. The roof walk and the estimate are both free. That's true whether the answer is a repair, a re-roof, or nothing at all this year. If you already have a bid in hand, bring it and we'll go through it with you.
