A replacement starts with us getting on the roof and photographing it, so you can see what is actually up there. We look at the rest of the outside of the house on the same visit, since hail and wind hit the gutters, the paint and the screens too. We keep photographs of finished roofs from our own jobs.

We carry general liability and workers compensation insurance, so that risk sits with us rather than with you. What Is Included in a Roof Replacement

A replacement means the old roof comes off, down to the bare deck. We then check the deck and repair it where it needs it. New underlayment goes down, we replace the flashing and vents, and the new roof goes on. We finish with the cleanup, including running magnets over the ground to pick up nails. Gutters, fascia and siding are separate work.
The word "replacement" does not stretch as far as people expect. Gutters, fascia, siding and skylights are their own jobs. They often get done at the same time and they are often on the same claim. Your estimate should say which of them it covers.

What a Roof Replacement Involves
The deck is the one part of this job nobody can price honestly in advance. Soft, split or rotten sheathing only shows up once the old roof is stripped. What has gone bad comes out and gets replaced with new material, and you hear about it from us before it is done rather than on the invoice afterwards. The shingles are rarely what fails first either. It is the underlayment beneath them and the metal at every join: flashing, pipe boots, valleys, drip edge, and the ridge and vents that decide how long everything else lasts. Most houses here get architectural shingles, the layered kind that most roofs use now. Impact-rated shingles are built to take a hit better, and they are a real conversation here because the same storms keep coming back. Metal and tile also come up on some houses. Some insurers treat impact-rated roofs differently, and that one is a question for your own policy.
Colorado gives homeowners a handful of protections on a roofing job, and almost nobody explains them.
- Your roofing contract has to be in writing. It has to say what you are getting, roughly when, roughly what it costs, and who insures the contractor.
- If your insurance company turns the claim down, you have three days to cancel the contract. Your deposit comes back to you. That is state law.
- Your deposit is held until the materials show up or most of the work is done.
- A contractor cannot pay, waive or rebate your deductible in Colorado. Anyone offering it is offering to break the law using your claim.
- There is no Colorado state roofing license to ask anyone for. The license that matters is the one your own city issues, so that is the one to ask any roofer about.
- We pull the permit and call for the inspections, so that part is not yours to arrange.
Ventilation on a New Roof
Every tear-off is the one chance to fix how the attic breathes. The vents come off with the old roof, and most crews put back exactly what they took off. If what was up there was wrong to begin with, it's wrong again on the new roof.
Ventilation works in two halves. Cool air comes in low along the eaves, usually through the soffits, and warm damp air leaves high at the ridge. A roof can be covered in vents at the top and still barely move air, because nothing is feeding it from below. Missing or blocked intake is the most common fault on a house, and a mix of different vent types at the top is the next one. Neither is visible from the street.
When it's wrong you pay at both ends of the year. Summer heat builds under the deck and ages the shingles early. In winter, warm air from the house condenses on the cold underside of the deck, which brings frost, damp insulation, ceiling stains that look exactly like a leak, and ice dams at the eaves.
Before the new roof goes on, we look at what's venting the attic now and tell you where it falls short. Shingle manufacturers write their warranties on the assumption that the attic underneath is ventilated, so it's worth settling while the roof is off.
Paying for a Roof Replacement
Either a storm caused it and there is a claim open, or nothing hit the roof and this is coming out of your own pocket. Those are two different conversations.
If a storm caused it.
- There are two ways your policy might pay. Either full replacement cost, or the reduced amount reflecting the old roof's age and wear. Expect that choice to move the total more than anything else.
- Your wind and hail deductible might be bigger than you think. Some Colorado policies calculate it as a percentage of your home's insured value rather than charging one flat number.
- On a replacement cost policy, the last part of the money is held back. It comes once the work is finished and documented. Finishing that paperwork is part of the job, and we do it.
- We write the estimate in the same format your insurance company uses. If the scope misses something, we go back for it. That is normal practice here rather than a fight.
If no storm caused it. Financing through Hearth is available, which is the usual route when there is no claim behind the job.
What to ask about money.
- Is this estimate written at replacement cost or at depreciated value?
- Does it include tear-off and disposal?
- Are gutters and fascia in this number or out of it?
- What happens to the price if bad decking turns up?

Is a roof replacement covered by insurance?
It depends on what caused it. Storm and hail damage is usually a claim. Age and ordinary wear aren't. Policies cover sudden damage rather than a roof reaching the end of its life. Check what your own policy says about wind and hail, and what your deductible for it actually comes to.
Do I have to be home while my roof is replaced?
No, but be reachable by phone. Move the cars off the driveway, because that's where the dumpster and the materials go. Plan somewhere else for the pets. Expect real noise for the duration, since a tear-off isn't a quiet job.
Can a roofer pay my insurance deductible?
No, and in Colorado it's against the law. Anyone offering it's telling you something useful about how they work. If it comes up in your driveway, that's the moment to stop the conversation.
Can a roof replacement be financed?
Financing is available through Hearth if you'd like it. That usually comes up on jobs with no insurance claim attached, where you're covering the whole cost yourself.
Does a new roof add value to the house?
It protects the value you already have. It also clears the thing that most often holds up a sale or a refinance. Buyers and lenders both ask about the roof. A new one takes that question off the table.
