Roof maintenance on a commercial building is two visits a year. Semper Fi Roofing walks your flat roof in the spring and again in the fall, photographs what changed, and writes it up as a damage report you can actually use. That is the whole service.
Who Comes Out to Your Building
Everyone we send out has had a background check. We carry general liability and workers compensation insurance, so the person on your roof is our risk rather than yours. We also have Spanish-speaking team members available where that helps on site. And behind it all sits about twenty years of hands-on roofing experience. On a report, that mostly shows up as knowing which things up there actually matter.
The report doesn't commit you to anything. If it turns up a leak or a failing detail, we quote the repair on its own. If it turns up a roof that has run out of road, that's a replacement conversation. A separate decision, made on its own.
What We Look At Up There
We check the same failure points on every flat roof, in the same order each time. That gives us something to compare against the last visit instead of starting from scratch.
- The roof surface. Splits, blisters, hail damage, shrinkage, and areas wearing faster than the rest.
- The seams. Movement and age often show up where two pieces of material meet.
- The drains and standing water. Whether the drains are clear, whether water is reaching them, and where it is sitting instead.
- Roof penetrations and equipment. Pipes, vents, hatches, skylights, rooftop units, and the seals around them.
- The edges and walls. Loose edge metal, lifted material, and the places where the roof meets another surface.
We also look for things that were not part of the original roof: a satellite dish screwed through the surface, heavy foot traffic, abandoned equipment, or damage left behind by another trade. Anything sitting on the roof can trap water or wear the material underneath it.
Blocked drains are one of the most common problems we find. Leaves, grit, wrappers, and loose material keep water from getting where it needs to go. We clear what we can during the visit and note anything that needs more than routine maintenance.
The goal is to find those problems before the first sign of them is a stained ceiling tile. At that point, the water may already be into the insulation. Regular inspections give us a chance to catch the smaller repair while it is still a smaller repair.
Why We Check Twice a Year
The spring and fall inspections are not the same visit done twice.
Spring follows winter. Freezing and thawing work at seams and sealant, while snow and ice can expose drainage problems. Spring is when we see what winter left behind.
Fall gets ahead of winter. By then the roof has been through summer heat and storm season. We look for splits, loose details, and other openings before freezing weather makes them worse.
The fall visit also puts the condition of the roof on paper after storm season, with photographs and notes showing what was there at the time.

What the Report Tells You
A damage report is a document you can actually use, not a marketing visit with a clipboard.
Each one gives you photographs of what is up there, tied to where it sits. Plus a plain written note on what changed since last time. We call out anything that needs work and keep it separate from anything that just needs watching.
Here is the part that matters for planning. We tell you which items can wait until the next visit and which cannot. That's the difference between budgeting for a roof and being surprised by one mid quarter.
A roof that is coming to the end of its life and isn't leaking yet is a budgeted decision. The same roof discovered mid winter through a ceiling tile is not. These visits build something else too, a record. Dated photographs of your own roof, twice a year, are worth having long before you need them.
When hail hits a commercial building, the argument with an insurer is almost never about whether hail fell. It is about whether the damage came from this storm or from years of weather before it. Without a record, that is one opinion against another and the building owner is the one without paperwork.
A dated report with photographs settles it. You can show what the roof looked like in the spring, and again in the fall. Then what it looks like now. The gap between those is the claim.

Do you offer this on houses too?
No. The spring and fall reports are for commercial buildings. Flat roofs sit out of sight, and they hold water in a way a shingle roof doesn't. That's what makes a twice yearly record worth having on one and not the other.
Does the report mean I have to book the work with you?
No. The report tells you what's on your roof. What you do about it is your call. Plenty of reports come back with nothing that needs doing at all.
Can maintenance keep me from needing a new roof?
It can't add years the roof was never going to have. What it does is stop small openings turning into wet insulation. Wet insulation is what turns a repair into a whole new roof. Catching things early usually means you get the full life out of the roof. Not losing the last few years of it.
What if you find a leak while you're up there?
You'll hear about it with photographs, and we quote it as a repair on its own. A report visit isn't a repair visit, so nothing gets fixed without you agreeing to it first. If what we find is bigger than a repair, that's a separate conversation about the whole roof.
Should I be clearing the drains myself?
Keeping drains and the roof surface clear of debris genuinely helps. It's the one thing an owner can stay on top of. Where it stops is anything involving walking a wet or snowy roof, cutting into it, or sealing a seam. Sealant over a seam that's failing structurally hides the problem for a season. It makes the real fix bigger.
My roof is only a few years old. Is it worth starting this now?
Yes, and a new roof is the best time to start. The first report becomes the baseline everything after it gets measured against. It also matters for your manufacturer warranty. Manufacturer warranties generally expect the roof to be looked after, and a dated record shows it was.
