It matters here because a storm job sometimes ends in a whole new roof. About twenty years of hands-on roofing experience sits behind our work. On a hail claim, that experience tells a bruise from a blemish while the adjuster's standing next to you. Having us look at the roof and price the work costs nothing.

An adjuster is deciding one thing: is this damage functional, and how much of the roof does it affect. They usually chalk out a square or rectangle of a set size on each slope, then count the hits inside it against a threshold their carrier sets. The storm came from one direction, so one slope can pass while another fails. That is why we meet the adjuster on the roof. The roof is where the claim gets decided, and being there while it happens changes outcomes more than anything argued afterwards.

Your policy then pays one of two ways. Either what it costs to replace the roof today, or what the old one was worth after years of wear. That difference moves the final number in your file more than anything else. The money arrives in pieces rather than in one check, and the first scope back from the insurance company is a starting point rather than a final number. When it leaves something out, we document that and go back for it, which is routine rather than a dispute. A contractor cannot pay, waive or rebate your deductible in Colorado, and anyone offering to is offering to break the law using your claim. How a claim gets scoped, supplemented and paid out is worth understanding before you sign anything, and so is what has to be in a roofing contract.

Where Hail Damage Shows Up First

After a storm, what you notice is at eye level. Dents on the car, dinged gutters, torn window screens. Chipped paint, shredded plants, a beaten-up air conditioning unit. People treat all of that as side damage. It is actually the evidence. A hail loss usually includes the gutters, screens, siding and paint as well as the roof, so a roof-only look under-scopes the claim and the parts nobody looked at do not get paid for. Roof vents take hail the same way the gutters and the screens do. A crushed vent cap or a turbine knocked out of true is a real line item. It gets missed when somebody only counts hits on the shingles.

The Greater Denver Area sits in one of the most hail-prone stretches of the country. That comes from the state's own emergency management people, not from us. The damaging season runs from the middle of spring to the middle of September, and we work here through the whole of it.

Storms here do three or four different things to a roof, and they do not look alike.

  • Hail damage. Bruising that knocks the granules loose and fractures the mat underneath, without breaking the shingle anywhere you can see. Usually a whole-roof condition, because it hits every slope at once.
  • Wind damage. Shingles lifted, creased, torn or gone, and metal displaced. Often no hole, and often no leak until much later.
  • Snow, ice and melt damage. Water backing up at the eaves during a thaw, then appearing inside weeks after the weather that caused it.
  • Everything hail hits on the way past. Gutters, downspouts, screens, siding, paint and rooftop equipment, which usually belong on the same claim as the roof.

Ice dams get blamed on the weather, and the weather is only half of it. Snow melts on a roof because the attic underneath it is warm. That water runs down to the cold eave, refreezes there, and the next round of melt backs up under the shingles. An attic with proper airflow stays close to the outside temperature. That's part of why two houses on the same street come out of the same storm looking very different.

If the storm left the roof open and water is coming in, get that looked at right away instead of waiting for a scheduled visit. At the other end of the scale, one creased row after a windy night is a repair, not a claim.

There is no single hail size that decides whether damage counts. Size, wind speed, the angle it came in at, and how old the roof already was all move the answer, and small hail driven hard onto an old roof can do more than large hail on a new one. A dent in a gutter or a mark on a vent cap can be cosmetic, meaning it looks bad and the part still does its job. Functional damage is a hit that has shortened the life of the roof. Many policies exclude cosmetic damage outright, and that one distinction decides more Colorado hail claims than anything else. A roof that isn't leaking still isn't proof, because hail can fracture the mat and leave you completely dry for a season or longer. The leak often shows up after the window to report it has closed.

Storm and Hail Damage Frequently Asked Questions

Does insurance cover hail damage to a roof?

Usually yes, if the damage is functional and the loss comes to more than your deductible. Many Colorado policies size the wind and hail deductible off your home's insured value instead of a flat number. It often ends up bigger than homeowners expect. The exception that catches people is the cosmetic damage exclusion, which some policies carry and some don't. What yours says decides the outcome no matter how the roof looks.

How long after a storm can I claim roof damage?

Your policy sets the deadline, commonly one to two years and sometimes shorter for wind and hail. It isn't a state rule, so read your own paperwork. Waiting has a second cost. The most common denial language is that the damage doesn't look new. Old photographs can't answer that.

Do roof warranties cover hail damage?

Generally no. A manufacturer warranty covers how the shingle was made and how it performs. Not something falling out of the sky and hitting it. Hail is what your homeowners insurance exists to handle. Worth knowing before you spend time chasing the wrong document.

Will my insurance go up if I file?

It depends on your carrier and on the kind of loss, and there's no honest general answer either way. The person to ask is your own agent, and the time to ask is before you file rather than after. It's a reasonable question and they will answer it.

Does having somebody look at it start a claim?

No. An inspection isn't a claim, and nothing gets filed on your behalf. It's free as well, so there's nothing riding on it either way. Nothing starts until you decide to start it, and you can look at the photographs first and decide afterwards.

Someone knocked on my door after the storm. Should I sign with them?

Not that day. Colorado's emergency management agency warns about out-of-town roofers who move in after a storm. The state insurance regulator advises care with anyone who turns up unannounced. It also suggests working with Colorado-based contractors. Check the address, check that they will still be findable in a year, and take the time to compare.
