Insurance Claim Help for Greater Denver Area Homeowners

One Company Handles the Whole Claim

We write the estimate ourselves, in the format your insurance company reads. When the scope comes back short, we're the ones who go back to them about it. We photograph the whole outside of the house before anything is written, slope by slope. Verified hail data tells us what hit an address and when. Aerial measurements size the roof without a tape. We meet the adjuster at the house and walk the roof with them.

Everyone we send into your home has been background checked. That matters most in the weeks after a storm, when strangers start knocking. The state's own advice after a hailstorm is to be careful with people who turn up unasked. It also says to work with Colorado-based contractors where you can. We're one of those. We carry general liability and workers compensation insurance, so that risk sits with us rather than with you. Some of our salespeople speak Spanish, if that helps. And about twenty years of roofing experience sits behind the work, which is what catches what a scope is missing. It costs nothing to have us look at the damage and price it.

When the Scope Comes Up Short

The number that comes back from your insurance company is a first number, not a final one. It was written by somebody who was on your roof for twenty minutes, working from a template. Missing things is normal.

A supplement is the fix. It is a request to your insurance company to revise their scope, with photographs, measurements and line items attached showing why. It isn't a complaint, an appeal or a dispute. It's the mechanism the whole industry runs on, and more than one round on a claim is normal. We submit it. You do nothing while it happens.

What a first scope usually leaves out:

  • The parts that only show up once the old roof is off, like rotten boards under the shingles.
  • The metal work at chimneys, walls and valleys, which has to be replaced rather than bent back and reused.
  • The rules that apply to the new roof and didn't apply to the old one, because the code changed since.
  • The second story and the steep sections, which change how the work gets done.
  • The gutters, siding, windows, screens and paint that took the same storm. Hail dents aluminum before it visibly damages shingles, and it hits siding from the side, so damage shows up on the weather side of the house and not the rest. A roof-only scope leaves all of that unpaid, which homeowners tend to find out months later.

Commercial buildings carry claims too, and the roofing systems on them are a different scope of work.

That is why we meet the adjuster at the house and walk the roof with them. Two people on the same slope, looking at the same shingles, settle it there. If we're not up there, the scope gets written from one person's notes, and everything after that is us trying to change a document that already exists.

Your own part is smaller than people expect. Open the claim yourself, give us the claim number and the adjuster's contact details, forward whatever your insurance company sends you even if it looks like nothing, and tell us when they call. The claim itself stays yours: we can't open it, accept a settlement for you, or sign anything on your behalf.

The Protections You Already Have in Colorado

After a storm, somebody will offer to cover your deductible. It's the most common pitch in this business, and in Colorado it's against the law. A roofing contractor being paid out of your insurance money cannot pay your deductible. They can't waive it, rebate it, or advertise that they will. You pay it. That's state law, not a policy anybody chose. An offer to cover it isn't generosity and it isn't a discount. The money comes out of the work you're getting, or out of an inflated estimate sent to your insurance company with your name on top.

Three more protections come with any residential roofing contract in Colorado.

  • A denied claim means you can cancel. If you've signed a roofing contract and your insurance company then turns the claim down in writing, you have three days to cancel and your deposit comes back to you. That's state law, so signing before the claim is decided doesn't trap you.
  • Your deposit is held, not spent. Any money you pay up front is held until the materials arrive, or until most of the work is done. It isn't the contractor's money to use in the meantime, and that requirement goes into the contract in bold type.
  • The contract has to be in writing. It has to say what work and materials you're getting, roughly when it happens and roughly what it costs, who the contractor is, where they are and who insures them, and how you cancel and get your money back.

Who Does What on Your Claim

A claim has four people in it and most homeowners only ever meet two. Sorting out who does what is most of the worry gone.

You. You're the only one who can open the claim, and the only one who can decide to. Anyone who says otherwise is wrong.

Your insurance company's adjuster. They work for your insurance company, not for you. They come out, decide what's covered, and write the scope. That doesn't make them your enemy.

Us. We document the damage, write our own estimate, and meet the adjuster at the house. When their scope is missing something, we're the ones who take it back to them.

A public adjuster, if you hire one. A separate person you pay, usually a share of the settlement, to argue the claim on your behalf. Some claims genuinely need one. The line between that job and ours is a legal one, not a preference.

Whether there's a claim to make in the first place is a separate question. It gets answered on the roof, not on the phone.

Insurance Claim Help Frequently Asked Questions

Do I have to use the contractor my insurance company suggested?

No. It's your house and your claim, and you choose who does the work. A preferred list is a convenience for the carrier, not a requirement for you. Nothing in your policy makes it one.

Can you talk to my insurance company for me?

Yes, about the scope of the work, once you have a signed contract with us. That covers what's in the estimate, what's missing from it, and why. Arguing the value of your claim as your representative is a licensed job and a different one from ours.

How long does a claim take?

It depends on your insurance company and on how many rounds the scope takes. Some go through in one pass, others take several, and anybody quoting you a number is guessing. You can count on us telling you where it stands at each step rather than wondering.

Do I pay you, or does my insurance company?

Your insurance company pays the claim. You pay your deductible. Your policy pays one of two things. Either what a new roof costs today, or what the old one was worth after years of wear. That difference moves the number more than anything else in your file. On a replacement cost policy, the first payment usually leaves out the depreciation. The rest is released once the work is finished and documented. There's often a deadline to complete the work before that money stops being available.

What if the damage turns out not to be worth claiming?

Then we tell you that, and you don't file. It saves you filing on damage that was never going to hold up. And knowing what damage actually looks like before you call your carrier means the conversation starts from something real.

Can I still get the work done if there's no claim?

Yes. Plenty of exterior work has no storm behind it at all. Financing is available through Hearth for jobs that aren't going through a carrier.
