Brighton is really two towns wearing one name. There's the old grid around Historic Downtown, laid out in the eighteen hundreds around farming and the railroad. Then there's everything east and northeast of it, which mostly went up this century.
The old core has mixed housing ages, mature street trees and traditional blocks. Those roofs have been through several cycles rather than one. A repair is genuinely the right answer more often here than out east. Bridge Street runs through the middle of it, Bromley Lane ties the west of town to the east, and the streets off Baseline Road and North 60th sit either side.
The east side is a different job. It runs through Bromley Park, Brighton Crossings, Brighton East Farms, Ridgeline Vista and Prairie Center along the I-76 side. Platte River Ranch and the US 85 corridor hold the west edge, and Barr Lake sits just south of town. Young landscaping and almost no canopy. Houses went up close enough together that their first roofs come due together too. That's a late nineteen nineties and two thousands pattern, and you can read it street by street.
Out there, nothing shades the house. Hail hits the screens, the gutters, the siding and the car in plain view. The roof stays the one surface nobody can see. We work all of it.

What Brighton Requires on Your New Roof
Two things about a Brighton replacement are worth knowing before anyone quotes you, because both change what you buy:
- A basic three tab shingle is not an option here. If that's what's up there now, the shingle we quote is a step up from the cheapest thing on the shelf, whether you were planning one or not.
- The old roof always comes off. There's no cheaper going over the top option in Brighton, so a tear off on your estimate isn't an upsell. It's the only way the job runs.
