What that combination actually means for your building:
- The roof deck may be older than every material sitting on top of it.
- The low walls around the edge of the roof are original masonry. That's where a lot of water gets in.
- Every change of use added something up there: units, vents, conduit, a stair bulkhead.
- Nobody has the drawings. The first real information comes from walking it.

What Denver Requires on Bigger Buildings
Past a certain building size, Denver stops treating a roof replacement as a like-for-like swap. The new roof has to be a reflective one. On top of that, the building has to do one more thing.
There are four routes, and you pick one:
- Put solar up on the building.
- Put planted roof space up there instead.
- Pay into the city's fund.
- Take the building through a green building certification.
Which of those makes sense is a real decision with real numbers behind it. It belongs at the start of a budget, not three weeks before a roof goes on.
Smaller commercial roofs in Denver can go through the quick route and get moving. Bigger buildings go through a review first. We build that time into the schedule from the start. The date we give you is one you can plan a shutdown around.

What We Find on Older Denver Roofs
Most of what makes a Denver commercial roof difficult was added by somebody else. One decision at a time, over forty years. Which membrane suits which building depends on what's under the roof as much as what's on top of it.
When a warehouse became offices, somebody put units on the roof and cut in vents. Then conduit across it, and a stair out onto it. Each one of those is a hole in a roof that was watertight before.
- Every one of those openings gets checked at the flashing, the metal that seals it. Then the seam around it and the deck underneath.
- The actual leak usually turns out to be one of those openings rather than the open middle of the roof.
- How many of them a roof has tells you more about its condition than its age does.
Old satellite mounts. Dead conduit. A sign frame nobody has used since the last tenant. Pads under equipment that was taken away years ago. All of it is holding water somewhere it shouldn't be. A lot of it can simply come off, which is the cheapest improvement available on most of these roofs.
On these older buildings the roof stops at a masonry wall rather than at an eave. The joint between the roof and that wall is the most common place water gets into the building. On a century-old brick wall the masonry is part of the problem. It takes on water long before the roofing does.
Heating and cooling equipment sits on roofs that were never designed to carry it or to be worked around. Getting a new roof under those units is a sequencing problem before it's a roofing one.
- What has to be lifted, and what only needs shutting down for a window.
- What can be worked around in place without touching it.
- Who arranges the mechanical side, agreed in writing before the start date.
A Denver flat roof gets heavy snow load and hard ultraviolet at altitude. Then daily freezing and thawing through most of the winter. Materials move. Seams work. A roof that would sit quietly for decades somewhere flatter and milder gets no such easy life here.

Do I need a permit to replace the roof on my Denver building?
Yes, and we pull it and call the inspections in. The one thing that lands on you is the calendar: on a bigger building it sits at the front of the schedule rather than alongside it, so pick your start date with that in mind.
How many more times can I patch this roof?
The honest test is whether the patches are still landing in different places each year. When they start repeating in the same spots, patching has stopped being maintenance.
