The Company Behind the Ladder
Lakewood was already a big suburb long before it officially became a city. Most of its housing went up inside about a decade after that. So a roof here is rarely the first one on the house, and everything else on the outside is the same age as the shingles.
We carry general liability and workers compensation insurance, so that risk sits with us rather than with you. Behind the work is about twenty years of hands-on roofing. What an Older Lakewood Roof Involves
When we come out, here's what we do:
- We get on the roof and photograph it, so you're looking at your own roof instead of at our opinion.
- We check the gutters, siding, paint and screens while we're there. On a house this age, that's the only sensible way to do it.
- We can tell you what actually hit your address, rather than what somebody knocking on doors says hit the neighborhood.
- We tell you whether it looks like an insurance job or one you're paying for. That comes before we ask you for anything.
Some older Lakewood roofs carry an interlocking shingle that hasn't been manufactured in years. If that's what you've got, the roof can't be patched in kind, so replacement is the answer rather than a preference.
Fire resistance is the other open question. Parts of the metro now sit inside a mapped wildfire risk area, and a full replacement inside one is built differently from a full replacement outside one. It matters most on the western side of the city. We find out where a given address stands before the job gets specified. Keeping track of that is our job, not yours.
The mesa side brings its own problem. The western part of the city climbs the lower slopes, so streets are steeper and driveways are shorter. There's often less flat ground for a dumpster and a material load than on the east side. Water coming off a roof on a slope has somewhere to go in a hurry, which makes the downspout discharge a real question rather than a detail for later.
Which is why we settle where the dumpster goes and where the materials get dropped before the day, not on it. You get a downspout run thought about against the ground it lands on. You find out before the job whether the shingle up there can even go back on, and where your address stands on fire resistance. Nobody springs that on you partway through. And when the old roof comes off and what's underneath is worse than anyone could see from the ground, we reopen the estimate and argue it rather than absorb it. That part is ours to handle, not yours.
