Seams on a Big Roof
Most of what we trace on the buildings along the I-76 and US 85 corridors starts at a seam. That's not a comment on how those roofs were built. It's arithmetic.
A membrane arrives in sheets and every sheet has to be joined to the one next to it. On a small roof cut up by shafts, curbs and walls, the details are the weak point because there are so many of them. On a wide open warehouse roof there are hardly any details at all. Instead there's one very long run of seam. All of it doing the same job, all of it the same age.
So a repair on a building like yours usually starts as a search along lines rather than a search around objects. Three other things fail on a roof like this. The drains. The point where the surface turns up at the edge. And anything cut through the roof after it went on. We check all four whatever the ceiling is telling you.
Leaks Found Late in a Warehouse
In a warehouse or a light industrial bay, nobody is sitting under every part of the roof all day. A good share of the floor is racking, stock or plant, and nobody is looking up at it.
Which means the leak gets found by whatever it lands on. A soaked carton. A dark patch on a pallet nobody moved for a month. A puddle in an aisle on a Monday morning that wasn't there on Friday.
By that point it has usually been running for a while. And water rarely drops where it got in. It runs along the deck until it finds a gap. On a long clear span, that's a great deal of deck to cover first.
Three things are worth telling us on the first call:
- What it landed on, and when you first saw it. A date is more useful than a description.
- Whether it only happens in certain weather. Wind-driven rain from one direction points somewhere quite different from a steady soak.
- What sits directly underneath it. Water over racked stock or a panel is a different priority from water landing on a concrete aisle. That changes what we deal with first.

Water is coming in over the middle of the building. Where do you start looking?
Above it, and then outwards along the seams. On a long span, water can enter well away from where it comes down. Starting at the wet patch and working up is how repairs end up being done twice. We walk the roof properly and trace the path from the top.
It is leaking in three places. Is that still a repair?
It can be. Three separate seams giving up in one season is common on a roof where every seam is the same age. What matters is whether the rest of the roof still tests sound. If it does, three repairs is three repairs. If it doesn't, we'll say so rather than sell you the first of many.
Can you repair a roof somebody else installed?
Yes, and plenty of what we fix was put on by somebody else. It doesn't change how we trace the leak. We'll ask what you know about the roof's history before anyone touches it.
Nobody noticed it for weeks. Does that make it worse?
Usually, yes, though not always in the way owners expect. The surface damage is often unchanged. What's been happening is that the insulation under the membrane has taken on water and spread it sideways. So the wet area we find in a survey is usually larger than the wet patch on the floor.
