Telling Storm Damage Apart From Ordinary Wear
Centennial gets hit often. Hail here runs heaviest in June. It comes around often enough that most buildings have been through several storms already. That makes one question genuinely hard to answer from underneath: is this repair a claim or not?
Wear looks like a roof that has aged evenly. Seams tired across the whole plate. Surface thinning where people walk. Sealant given up at the joints it was always going to give up at.
Storm damage looks different. Bruising in a scatter across the field. A tear rather than a split. Edge metal moved. Damage that stops at a line, because that's where the storm stopped.

- Corners take more than the middle. Wind accelerates around them, so that's where fasteners work loose.
- Anything already lifted catches the next gust. A small opening in November is a much larger one by March.
None of that is visible from the parking lot, and none of it necessarily leaks straight away. What tends to happen is a winter of wind opening an edge. Then the first serious rain of the year finds it. If your building started leaking in spring, the cause is often several months older than the leak.

Depends on the work and on which authority your parcel actually sits in, which isn't always the one your mail suggests. We check the address and settle that before we quote.
Do I need to be there while you're on the roof?
No. What we need is the address, a way onto the roof, and a note of where the water is showing up inside. We send you the photographs and the findings afterwards either way.
What does it cost to have the leak looked at?
Nothing. The roof walk and the estimate are free, whatever the trace turns up. You'll get photographs of your own roof and a plain explanation of where the water is getting in.
