A Denver house is rarely one roof. The hipped main roof, the low front porch roof, the addition somebody built in a different decade, plus the gutters, siding, windows and paint. We photograph all of it, and the visit costs nothing.

Denver houses make an inspection more interesting than a suburban one, because so many of them are not one roof. A Denver Square has a hipped main roof and a low, almost flat porch roof stuck on the front of it. A bungalow runs shallow. A Victorian or a Tudor goes up steeply into gables. Plenty of houses have all of that going on at once, plus a rear addition somebody built in a different decade with a different pitch.
Those pieces fail in different ways and at different speeds, which is the whole reason we get up there instead of looking from the sidewalk.
How the Inspection Runs
- We get on the roof. Every slope that can be safely reached gets walked and photographed. The low front porch roof gets its own look, because it is the part that ponds water, the part nobody ever sees, and very often the part that has been leaking longest.
- We look at the rest of the exterior. Gutters, siding, window frames and paint, on the same visit. On an older Denver house the wood trim and the porch woodwork are where weather shows up before the roof admits to anything.
- We size the roof. Aerial measurements on the same visit, which is what any real number has to be built on.
- We go through the photographs with you. No jargon, nothing you have to take on trust, and no need for you to know what a fractured shingle mat looks like. Working that out is the job.
- You decide. Nothing is ordered and nothing begins without your say so.
Plenty of Denver roof work runs through a hail or wind claim, and those photographs are the start of that file rather than a separate exercise. We write the estimate in the format your insurance company reads, and we do the estimating and the supplementing in house instead of handing them to a third party, which is the part that matters when a scope comes back short. A missing line gets argued by the person who stood on your roof and took the picture, and we meet your adjuster up there as well, because that is where the claim gets decided. What Landmark Review Covers
Denver has a lot of landmarked houses and a lot of historic districts, and a fair number of owners do not know their block is in one.
If yours is, the roof goes past the city's preservation staff before any work starts, and that can shape which materials you are allowed to put back on. New windows and new siding go the same way, and repainting does not. So if the photographs turn up damage to more than one of them, it gets dealt with in one go rather than three separate times. Handling that is our job rather than yours.
If the house is neither landmarked nor in a district, none of this applies to you and the inspection is simply an inspection.

My house is in a historic district. Can you still inspect the roof?
Yes. Nothing about looking at a roof and photographing it needs anyone's approval, so the inspection happens the same way it would on any other house.
Does the inspection cover the flat porch roof too?
Yes, and on a lot of Denver houses that is the most useful part of the visit. Low slope porch and addition roofs hold water, wear differently from the main roof above them, and are almost never visible from the ground.
How can you tell how many layers are already on my roof?
You can see it at the edges and at any point where the roof has been opened up before, and the photographs show it plainly. It matters here, because whether a roof can be covered or has to come off entirely depends on what is already up there.
Do you look at the windows and the siding as well?
Yes, on the same visit. Hail and wind reach the siding, the window frames and the screens, often more obviously than they reach the shingles. On an older Denver house the porch woodwork and the trim tend to tell the story first.
Will somebody actually get on the roof, or just look from the ground?
On the roof. A bruised shingle looks exactly like a sound one from the sidewalk, and you cannot photograph granule loss from a driveway. We treat steep old gables with respect, and any slope we cannot reach safely gets covered another way rather than guessed at, but the working assumption is that we go up.
