What a Brighton Inspection Settles
The inspection is free. So is the estimate that comes out of it, and neither one obliges you to do anything afterwards.

We get on the roof and photograph it, slope by slope. That is the whole point of the visit. Most homeowners get their roof described to them and never shown to them, and a description is impossible to check. Pictures of your own shingles are not.
What Wind Does on Open Ground
Brighton sits where the metro runs out and the plains open up. Farmland on three sides, not much between a roof and the weather, and on the newer streets not much in the way of trees yet either.
That changes where damage turns up. Wind here tends to work on one exposure at a time, so a roof can be genuinely fine on three sides and creased along the fourth. It also means the damage is often on the side you never see from your own driveway.
- Lifted and creased shingles along whichever elevation caught the run of the wind. Creasing is the giveaway and it is close to invisible from the ground.
- Ridge and hip caps, which sit highest and take it first.
- Metal at the edges, drip edge and flashing, which starts to work loose before anything obvious happens to the shingles.
- Gutters and downspouts, often pulled or dented, and usually the first thing anybody actually notices.
- Siding and paint on the exposed wall, which on an open lot takes hail side on rather than glancing.
The older streets around downtown are a different picture. Generations of street trees mean shade, leaf litter in the valleys, and damage that sits under a canopy and gets found late. Same city, two quite different sets of things to look for, which is why we get up there rather than working from a rule of thumb.
From the Ladder to the Photographs
- We get on the roof. Every slope that can be walked safely gets walked and photographed. Hail bruising loosens the granules and cracks the mat underneath while the surface still looks ordinary from sixty feet away, and wind creasing hides the same way.
- We look at the rest of the exterior. Gutters, siding, windows and paint, on the same visit. Storms do not stop at the roofline, and on a lot of these houses the first honest sign of a bad one is a dented downspout or a pocked wall.
- We size the roof. Aerial measurements, so any number that follows is built on how much roof there actually is rather than on a guess from the curb.
- We go through the photographs with you. In plain words, and you hear what they point at. A repair, a whole roof, or an insurance claim.
- You decide. Nothing gets scheduled unless you tell us to go ahead.
One thing worth knowing before the pictures come out. On the east and northeast side, around Bromley Park, Brighton Crossings, Prairie Center and Ridgeline Vista, whole blocks went up in filings, with the same roof on all of them in the same month. Streets like that arrive at the end of a roof together and get inspected together after a storm, and neither fact tells you anything about your own house.

That describes most of the houses we get called out to. Will the inspection tell me whether this can be repaired?
Yes, and repairs are real work here rather than a consolation prize. What the photographs settle is how much of the roof is actually affected and where, so you find out whether you are looking at one section or the whole covering.
Who is actually going to be at my house?

Do you work on the newer subdivisions as well as the older streets?
Both, across the whole city. The east side filings, the streets around Bridge Street and the older grid, and the west side toward Platte River Ranch. The service area runs well beyond Brighton, across Colorado.
What if there is no storm and no claim behind it?
That is common and it is a perfectly good reason to call. Financing is available through Hearth for work that is not going through insurance, and the inspection and the estimate cost nothing either way.
