The old roof comes off first. All of it, down to the wood. The old roof always comes off here, so there's no shorter version of this job hiding behind the one you were quoted.
What goes back on runs in order, and most of it you'll never see again once the shingles are down.
- The deck. With the old covering off, we walk the boards and look at them. Anything soft, split or worn out comes off the roof. On a house that has been re-roofed once or twice already, this is the part that can change the shape of a job.
- Underlayment across the rest of the roof, and drip edge along every edge of it.
- New flashing, new pipe collars and new vents. These are the parts that gave out first on the roof coming off, so putting the old ones back would be a strange way to start.
- The shingles, then a magnet run over the grass and the driveway for nails.
Worth saying plainly what the week looks like from inside the house, because nobody enjoys being surprised by it. A tear-off is loud. The driveway is usually wanted for the dumpster and for the material, so cars need to go on the street. Anything hanging on a wall directly under the roof can rattle loose, and pets tend to find the whole thing upsetting. You don't have to be home for any of it, and plenty of people aren't.

Is an overlay an option in Centennial?
No. Every layer comes off, down to the deck. There is no cheaper going-over-the-top version of the job to weigh your quote against.
Why does my Centennial estimate have an ice and water barrier on it?
Because it's required here and it isn't everywhere. If two quotes differ and one of them has no barrier in it, that's usually what you're looking at.
How do I check that a roofer can actually work in Centennial?
Call the city and ask whether they hold a Centennial contractor license. Don't ask anyone for a Colorado license number, because Colorado doesn't issue one for roofing.
What happens if you find bad decking once the old roof is off?
We show it to you, in photographs, before anything is replaced. Rotten or split boards can't go back under a new roof, and on an older Centennial house there are usually a few of them. Ask any roofer how decking gets priced before you sign, so nothing about the money comes as a surprise later.
