Pre-War Denver Roofs

On a Denver house built between the 1890s and the 1940s, the shingles are the newest thing about it. Underneath sit wooden boards instead of panels, and a narrow attic. There's also a century of holes where chimneys and coolers used to be. You'll know what's under your roof before anybody starts pulling it apart.
We look at the whole outside of the house on the same visit. On an older Denver house the roof, the gutters, the soffit, the fascia and the siding are one continuous assembly. Looking at one and ignoring the other four tells you very little. On a claim, the estimate goes in the same format your insurance company reads. When the scope comes back short, we go back for it.

From Preservation Check to Cleanup
- Start with a full exterior inspection. We photograph the roof, the attic access where there is one, and the rest of the outside.
- Review the findings with you, including what we expect under the shingles. That is also when we tell you whether the house needs preservation sign-off.
- Pull the permit, call the inspections and arrange the container, none of which is your errand.
- Replace the roof: tear off to the boards, then repair the deck where it needs it. Underlayment, flashing and vents follow, then the new roof goes down.
- Close it out with the cleanup and the magnet pass. On a claim, we send the documentation your insurer needs before the last payment.
Central Denver is narrow lots, alleys and street parking, and plenty of these houses have no usable driveway at all. If the container has to sit in the street or the alley rather than on your driveway, that takes a few days to arrange before a crew can start.
- We settle where the container goes before the crew is booked, not on the morning.
- Move the cars off the block in front of the house the night before.
- At the end, a magnet pass for nails goes over the yard, the walk and the alley.
What Turns Up on a Denver Tear-Off
Denver's central neighborhoods went up between the 1890s and the 1940s, and house style tells us most of what's on the roof:
- Denver Squares: boxy, hipped, in the Highlands, Wash Park and Capitol Hill.
- Victorians: steep gables, in Curtis Park and Capitol Hill.
- Bungalows: low-pitched with a flatter porch roof, in the Highlands and Berkeley.
- Tudors: steep gables, 1920s-30s, in Park Hill, Hilltop and Belcaro.
- Mid-century: flat roofline, not shingles, in places like Harvey Park.
Old houses were sheathed with wood boards, often gapped on purpose and widened further by settling, removed chimneys and old cooler openings. What has opened up too far gets patched or replaced, and that is the one part of the job nobody can price honestly until the old roof is off.
Three more things turn up on older houses that a subdivision never sees. Insulation that has to go in while the roof is open. Old roofing and cements that may have to be tested for asbestos before anything comes off. And the opening left behind by a roof-mounted swamp cooler, which has to be properly closed rather than covered over.
If the house is a Denver landmark or sits in a historic district, preservation staff look at the job before it starts. That can shape which materials you're allowed to put back on, and it's ours to handle rather than yours.

Can I roof over my existing shingles in Denver?
Only if there's a single layer up there. Two or more and everything comes off, down to the boards.
My house has a flat porch roof. Is that the same job?
No. It's a different roofing system with different material. We price it and explain it separately, so you can see what you're paying for.
Will my insurance pay for a Denver roof replacement?
It depends what caused the damage. Storm damage is usually a claim. Age and ordinary wear are not. If a storm is behind it, we'll walk you through what a hail claim actually covers.
Can a roofer pay my insurance deductible?
No. In Colorado that's against the law. If someone offers to cover it, that tells you plenty about how they operate. You also get rights in writing on any residential roofing contract. That includes three days to cancel if your insurer turns the claim down.
Can I finance a roof replacement?
Yes, we offer financing through Hearth. It comes up more often than people expect. Usually that's where a claim covers part of the job and not all of it.
