Centennial is a commuter city. A lot of the houses here are empty between eight in the morning and six at night. Hail here is largely a summer afternoon event. So for most people the storm is something they missed. The first evidence of it is whatever they see when they pull into the driveway.
That evidence is usually not the roof. It's the car. Then the window screens, the gutters, the paint on the south and west walls. The fins on the air conditioner, the plants stripped down to stems. Soft metal and thin plastic dent before shingles show anything at all. That's why we cover the whole outside of the house instead of just the roof.
Centennial's Rules and the Insurance Scope

An adjuster's scope is written to a general standard, and this is the part of a Centennial claim that goes wrong quietly.
Two things get missed most. The ice and water barrier that belongs on an estimate here and isn't on every estimate elsewhere, and the fact that the old roof always comes off rather than being covered over. If either one is missing from the scope you were sent, that number is pricing a roof nobody can actually build here.
That gap is what supplementing is for. We write the estimate in the format your carrier reads. We also do the estimating and the supplementing in house, rather than passing them to a third party. So when a line is missing, we can make the case with the photographs and measurements we already have.
We also meet your adjuster on the roof. Two people looking at the same slope at the same time settles more than two documents disagreeing by email afterward.
One thing to expect on the money: it usually arrives in pieces. There's an initial payment, then depreciation held back and released once the finished work is documented to the carrier. That closeout paperwork is part of the job here rather than something left with you.

What We Do and What You Do
Up on the roof we're looking for bruising. That's granule loss with a soft spot underneath, where the mat has fractured. It doesn't look like much, and it doesn't leak yet. It photographs clearly from a couple of feet away, but not at all from the ground. We walk and photograph every slope that can be safely walked. We also pull verified hail data for your address, not just the city. That way, whether hail actually fell where you live stops being a matter of opinion. And we size the roof with aerial measurements. That gives the real area of each slope, rather than an estimate of it.
There's a real job for you in this and it's all at ground level. Photograph what you can reach and see safely. Dents in the gutters and downspouts. Torn screens. Chipped or pitted paint. Marks on the siding. The air conditioner fins. The car, if it took the same storm. Date the photographs. Taken in the week of the storm, those pictures are genuinely useful evidence later. They establish that something happened on a particular day.
Then leave the roof alone. Two reasons, and neither of them is a liability line. A hail-struck roof is loose underfoot and people get badly hurt falling off them. And walking a bruised roof adds marks of its own. An adjuster can read those marks as mechanical damage instead of storm damage. That's one of the ways a legitimate claim gets denied.
Doorbells start up and down Centennial streets after a storm. If someone's on your step, here's what's useful to know. Nobody in Colorado may pay, waive or rebate your deductible, and nothing has to be signed that day.
One last thing worth knowing: no leak does not mean no damage. Hail can knock the granules off and fracture the mat underneath. It can produce nothing inside the house for a season or more. By the time it leaks, the reporting window on that storm may have closed.

Storm and Hail Damage in Centennial FAQs
There's no leak. Does that mean the roof is fine?
No, and this is the expensive assumption in this category. Hail fractures the shingle mat and strips granules without opening a hole. Water can be a season away. The damage is there the whole time and the clock on reporting it is running.
Does hail mean the whole roof has to be replaced?
Often, because hail hits every slope at once rather than picking one. There's a second reason here too. Past a certain amount of damage it stops counting as a repair at all, which is why the damaged area gets measured rather than eyeballed.
What's the difference between cosmetic and functional hail damage?
Cosmetic is a mark on something that still does its job. Functional is damage that shortens the life of the roof or lets water in. Claims are decided on the functional kind, and a lot of policies exclude the cosmetic kind by name. It's the reason a roof can look battered and still be argued over. That's also why the photographs matter more than the description.
Can I finance the part insurance doesn't cover?
Financing is available through Hearth. Your deductible is still yours to pay, and that part isn't something any contractor can absorb.
