Our Process
- We walk the whole roof in the same order every time, so one visit compares against the last. The surface, the seams, the drains, the edges, everything coming through the roof, and the bases under your rooftop units.
- We check every path people use, because that's where the surface thins first.
- We find anything bolted or screwed down since the last visit and write it up.
- We clear what we find on the visit. Anything that needs more than clearing gets photographed, tied to where it sits on the roof.
- We note whether a wet area has grown since the last visit, which is the number that actually matters.
- We tell you what changed, which is the whole point of going twice. Anything that needs fixing, we quote on its own.
Aurora's commercial buildings are younger than the stock in the older parts of the metro. Which makes this the easy version of the argument.
A report on a roof that's still in good shape isn't a waste. It's the baseline. We measure every visit after it against that first one. A slow change shows up as a change, not a surprise.

Standing water shortens a flat roof more than anything else. It usually starts with a drain that can't do its job.
On a retail strip along Havana Street, more goes into those drains than you'd expect. Grit that's worn off the roof surface. Cottonwood in early summer. Wind-blown packaging off the lot below. Grease residue from a kitchen fan on the next unit, which turns the rest of it into a mat.
Then there's what nobody meant to leave. Old mounting pads. Dead conduit from a tenant who moved out. Offcuts from a job that finished years ago. All of it holds water underneath and wears out a patch of surface early.
Keeping the drains clear between visits genuinely helps. It's the one thing your own maintenance people can stay on top of. Where that stops is a wet or snowy roof, and anything involving cutting or sealing.

My building is only a few years old. Is it too early for this?
No, it's the best time to start. A report on a roof in good condition becomes the baseline everything after it is measured against. It's also the stretch when other trades are up there most often, fitting out suites and adding equipment.
Does the report commit me to booking work with you?
No. The report tells you what's on your roof, and what you do about it is your call. Anything that needs fixing, we price separately so you can see it on its own. Plenty of reports come back with nothing that needs doing.
Will this help if hail hits and I file a claim?
Yes, and it's one of the better reasons to have it. Insurers argue about whether damage came from this storm or from years of weather before it. Dated photographs of your roof from before the storm answer that. We handle the claim estimate and the supplementing in house.
Do you do this on houses too?
No, the spring and fall reports are for commercial buildings only. Flat roofs sit out of sight above a working business and hold water in a way a shingle roof doesn't. That's what makes a twice yearly record worth having on one and not the other.
