Buy a building in RiNo or Five Points and you inherit forty years of decisions nobody wrote down.
The place was a warehouse, then something else, then offices. Each change put something new on the roof. Units, vents, conduit, a stair out onto the deck. A mount for a dish nobody has used in a decade.
Nobody kept a record. Ask for drawings and you get the ones from the conversion. Those show what was planned, not what actually happened up there.
Owners tend to find out what a record is worth at a refinance or a sale. Or when a new tenant wants to put something else up there. Then the report is the only document in the room.
What Winter Does to an Old Wall
The spring visit exists because of what the cold months do to these buildings. Older Denver stock takes it harder than newer stock does.
The roof stops against original brick. Water gets into the joint, freezes overnight, and pushes it open a fraction. Then it thaws, runs in further, and does it again. Repeat that through a Denver winter and a joint that was sound in November isn't in March.
Snow adds to it. On a roof with parapet walls all the way round, snow sits where it lands until it melts. It can't blow off the edge the way it would from a pitched roof. So meltwater has to find a drain that may already be blocked.
- On the spring visit we look for what the cold opened up at those joints.
- On the fall visit we go up after storm season and close the openings before the cold gets into them.
- We photograph both, so the difference between them is visible rather than remembered.
A split at that joint in October is a small piece of work. The same split found after a winter of water getting into it is a different job.

What do I actually get after a visit?
A written report with photographs, tied to where each thing sits on the roof. It covers the surface, the seams, the drains and the edges. Also everything coming through the roof and the bases under your units. We separate anything that needs work from anything that just needs watching.
I just bought the building. Is a report worth doing now?
Yes, and straight away is the right time. On a converted building nobody has an accurate record of what's on the roof, so the first report becomes yours. It also gives you a dated starting point. That matters if you ever need to show what condition the roof was in.
Does the report tell me whether a fix needs a permit?
Yes. We flag anything that needs one when we write up the report, so you plan the work instead of discovering the paperwork.
Why twice a year instead of once?
Because the two halves of the year damage these roofs differently. Freezing and thawing works at the joints all winter, and that shows in the spring. Hail and hard sun do their damage in the warm months. The fall visit finds those openings before the cold gets in.
Will this help with a hail claim?
Yes. Insurers argue about whether damage came from this storm or from years of weather. Dated photographs from before it settle that. Our estimate goes out in the format your carrier reads. We handle the supplementing in house rather than sending it out.
There's a tenant living under the roof. Does that affect the visit?
Not much. A report visit is quiet and short compared to any actual work. What it does need is a way onto the roof. If that's through an occupied unit, we agree a time with the tenant too.
