What Wind Does to the Edge
East of Brighton the ground is open farmland and there is nothing standing between a building and the weather. On a flat roof, that shows up at the perimeter first. And on a large building, the perimeter is a very long way round.

Our Process
Twice a year we go up and work through the same list, in the same order every time. That way, one report sits beside the last one and the difference is visible rather than remembered. On a building like yours that list starts at the perimeter.
- The metal at the edge, and whether it sits tight along the whole length or just most of it.
- The corners, which take more wind pressure than any other part of a flat roof and give up first.
- The first stretch of surface inboard of the edge, where a lifted detail lets air get under the membrane.
- Anything that has moved since last time, the one measurement that matters and the reason for going twice.
- Where anything we find needs a permit, we pull it and call the inspections. That part is not on you.
A good share of these buildings are leased, and a lease quietly changes who notices what.
Your tenant isn't going up on the roof. They have no reason to, and often no way to. So nothing gets reported until water lands on something of theirs, which is late. Meanwhile the roof is the owner's problem and the owner is the person furthest from it.

Why a Blocked Drain Matters More
A big roof doesn't get more drains than a small one in proportion to its area. It gets a handful, set well apart, each of them responsible for a lot of roof.
So one drain out of action doesn't leave a puddle. It leaves an area holding water that's bigger than some entire roofs. It sits there until it evaporates or finds a seam. Standing water shortens a flat roof faster than anything else that happens to it.

How often does somebody actually come out?
Twice a year. One damage report in the spring and one in the fall. That's the whole shape of it. The two halves of the year do different things to a roof, which is why it's two rather than one.
My tenant runs the building day to day. Who do you deal with?
Whoever you tell us to. The report goes to you, because the roof is yours. We usually have to arrange access with the tenant, so we'll need a name and a sensible time. A report visit is short and quiet compared to any actual work, so it rarely gets in anybody's way.
There's nothing on my roof except the roof. Is there anything to report?
Yes, and it's a different report from one on a building covered in equipment. On a wide open roof, the interest is in the field, the seams, the drains and the perimeter. That's the only thing there is to fail. A roof with nothing on it is not a roof with nothing happening to it.
What happens if you find something that needs a permit?
We tell you that when we write it up, so you can plan the work rather than discover the paperwork. Brighton also wants a look partway through the work on a flat commercial roof. Knowing that in advance is the difference between a planned date and a stopped crew.
Will the reports help if hail hits and I file a claim?
Yes, and it's one of the better reasons to have them. The argument insurers make is that the damage was already there. A dated set of photographs from a few months earlier is the straightforward answer to that. We write the estimate in the format your carrier reads and handle the supplementing ourselves.
What does the first visit cost?
Nothing. The roof walk and the estimate are free, whatever you decide to do afterwards. If the roof turns out to be in good shape, that's a useful thing to have in writing too.
