Does Aurora make me add solar or a green roof when I re-roof?
Aurora has no equivalent requirement. That obligation belongs to the city next door and it kicks in on larger buildings there. In Aurora your re-roof is just a roof, which keeps the budget on the roof and the schedule shorter.
Can I go over the old roof instead of tearing it off?
Often, here. Aurora's newer stock means fewer buildings are already carrying several old roofs. The insulation has to be dry and the deck has to be sound. We cut into the roof in a few places to find out. We give you the answer in writing either way.
Will my tenants have to close while the roof is done?
Usually not, and we plan around it rather than promise it. We run the work in sections, and the sequence follows how the building actually trades. A restaurant on Havana and an office suite on Parker Road need different mornings kept quiet. So we ask before we schedule.
My roof isn't leaking yet. Is it worth calling now?
Yes, and it's the easiest version of this job. A roof at the back end of its life that's still dry is a budget line rather than a scramble. Having us walk it and price it is free, so nothing is riding on the answer.
