What a Converted Building Turns Up
Around RiNo and Five Points a lot of commercial roofs sit on buildings that were something else first. A warehouse turned into offices. A storefront block with apartments over it.
The roof on top may be twenty years old. What holds it up is often the original structure, and nobody has the drawings for it.
So a tear-off here turns up things a newer building doesn't. Old plank decking with gaps in it. Patched areas from a repair somebody made in the eighties. Insulation that stops and starts because the roof was done in pieces over the years.

Where does the dumpster go if my building has no lot?
In the street or the alley, and the city has to give permission first. That covers alleys as well as streets. We build the placement and the timing into the plan. On a block like yours it's one of the first things settled.
My building is large. Does the new roof have to include anything extra?
Yes, past a certain size the city asks for more than a matching surface. It's a real budgeting decision with a few routes through it. It belongs at specification stage. You'll hear which side of the line your building sits on at the roof walk. Not after the drawings are done.
The building was a warehouse before. Does that change the job?
It usually does. Older decking, insulation added in patches, equipment that came with the conversion. All of it turns up once the old roof is off. Cuts into the roof get most of it on paper first. We price the rest as a set rate, so a surprise doesn't become an argument.
Can we keep trading while the roof comes off?
Yes. We take the roof off in sections, and occupied space directly underneath moves to the front of the planning. Mixed-use blocks with apartments above a storefront need the sequence handled carefully, and we agree that with you in advance.
