Re-Roofs on a Hail Claim
Centennial takes a lot of hail. It concentrates in June with real tails either side. It comes through often enough that a roof here is usually not on its first claim.
A flat roof handles that differently from a shingle roof. Hail bruises the membrane and the cover board under it without necessarily opening anything. Our Process

Two bids came back with different roof areas. Which one is right?
Neither, until somebody measures it. On a big office roof the area gets guessed more often than owners realize. A few thousand square feet either way moves the whole number. We measure it from aerial imagery and check it against the walk. Ask both bidders how they got their figure.
Who issues the permit for my building?
Whichever authority the parcel actually sits in, which isn't always the one on your mail. Centennial's limits interleave with neighboring towns and with unincorporated county land, so we check the address before we quote.
My roof isn't leaking yet. Is it too early to price a replacement?
No, and this is the easiest version of the job. A roof at the back end of its life that's still dry is a budget line rather than a scramble. You get to pick the season the work happens in. Nothing is riding on the answer.
Can I go over the old roof instead of taking it off?
Sometimes, and it depends on what's already up there. The insulation underneath has to be dry. The deck has to be sound. And the building can't already be carrying too many roofs stacked on it. Test cuts settle all three. We'd rather open it and find out than guess from the ground.
Does the whole building have to close?
No. We take the roof off in sections and the sequence follows how your tenants actually use the building. Suites directly under the section being worked on get the most notice. Anything that means shutting equipment down gets agreed in advance.
Can a commercial re-roof be financed?
Yes, through Hearth. That's the route where there's no claim behind the work. Mention it when you get in touch and we'll go through how it works.
What does it cost to have somebody price it?
