Nothing in Highlands Ranch is much older than the early eighties, and most of it went up in a compressed run after that. Streets were finished within a year or two of each other. Their roofs reach the end of their lives together too, so add a storm and a whole neighborhood needs the same work in the same month.

Who Decides What Goes Back On
Your neighbor's roof doesn't tell you much about yours.
- Two houses of the same age can come out of the same storm in different shape. So we look at yours, not your neighbor's.
- When the whole street is being knocked on, the useful question is whether hail was actually reported at your address. We check that first, then get on the roof and photograph it. The answer comes from your own roof.
- A tear-off here usually turns up fewer surprises than one on an older house across the county line. The harder question in this community is what you're allowed to put back on.
Highlands Ranch is not a city, so there's no town hall deciding that. The community association decides what the outside of your house may look like, and it's the thing most likely to hold a roof up.
On a straight like for like replacement, the association is rarely where the trouble comes from. The trouble is shingles. Manufacturers discontinue and recolor them on their own cycle, so the nearest match to a roof laid twenty years ago is often a slightly different color. Sometimes it's a different product altogether. The roof you assumed was a simple swap may not be one, and you tend to find that out at the worst possible moment: in a hurry, with the insurer already settled.
We'd rather you knew what your replacement actually is before anything is ordered, not on the day it turns up on a truck. Then you go into the association conversation knowing which of those two situations you're in, with the material details already put together. And when the whole village is being knocked on at once, you'll have a photographed record of your own roof and a storm report for your own address. That's the only thing that settles it.

Common Questions about Roofing in Highlands Ranch
Will the association need to look at my roof?
Possibly, depending on how close the replacement is to what's already up there. Discontinued shingles are common on a roof more than about fifteen years old, and that's usually what changes the answer. We find out what your replacement actually is before anything is ordered.
What do you handle on the approval side?
We get you the material details the association asks for, and the roof goes on once it's cleared. We pull the permit and call the inspections in as well, so none of that lands on you.
Are there materials I can't put back on a roof here?
Yes. Wood shakes aren't an option in Highlands Ranch, for anyone. Anything heavier than what's up there now has to be checked against what the structure can carry as well.
Does my address need a more fire-resistant roof?
It depends on the address, because the requirement is mapped rather than community-wide. We check it per property, and it matters most on the side nearest the open space.
Can a roofer pay my insurance deductible?
No, and in Colorado it's against the law. Anyone offering it is telling you something about how they work.
