Older Denver Roofs and Old Repairs
Most Denver repair calls aren't really about one storm. It's usually the place where two roof shapes meet. Sometimes it's an old opening somebody closed up badly, or a porch roof that was always a different roof.
On a house with this many roof shapes, the leak you called about often isn't the only one. Finding the second one on the same visit costs you nothing. Finding it in February, from the inside, costs a great deal more. So we look at the whole outside of the house on the same visit. Not just the patch you called about. Hail and wind hit the gutters, the paint and the screens on the way past. Those show it before the shingles do.

A Century of Patches
Every older Denver roof is a record of everyone who's been up there before: a leak at a junction, a course of shingles, a run of ridge caps after wind, a flat porch or addition roof, or somebody else's earlier repair. If the answer turns out to be a new roof rather than a patch, that changes things, and working out whether a repair is still the right answer is worth doing properly. Four places we look first: where a flat porch roof meets the steep roof above it, anywhere a pipe, vent or old opening comes through, the valleys where roof planes meet, and the edges where a century of gutters have been screwed on and off.
A section gets replaced at a natural edge, a whole plane, a porch or a dormer, rather than half a slope with a seam cut across the middle of it, and that decides how much of the roof ends up in the price. A steep main roof paired with a nearly flat porch roof is common here, and the porch needs a different material and its own line item. The junction between the two is the usual leak.
A lot of what we find is old work that was cheaper than it should have been: sealant used where flashing was needed, a patch bridging a gap instead of closing it, shingles nailed straight over a problem. We photograph the old work before we touch it, so you can see what was actually there.

Roof Repair in Denver FAQs
My porch roof leaks but the rest is fine. Is that the same job?
No. It's a flatter roof and a different material, so it gets quoted separately. Plenty of people find out the porch is the only thing that needed doing, which is a good outcome.
How long does a repair take?
Most are a single visit. The ones that aren't are usually where something underneath has to be opened up first. We'd tell you that on the day we look.
Will my insurance pay for a roof repair?
It depends what caused it. Storm damage is often a claim. Ordinary wear is not. If a storm is behind it, what a hail claim actually covers is the thing to get straight first.
Can a roofer pay my insurance deductible?
No, and in Colorado it's against the law. Anyone offering to has told you something useful about themselves.
Can I finance a repair?
Yes, we offer financing through Hearth. It comes up on repairs more than people expect. A repair under your deductible is paid out of pocket by definition.
Which parts of Denver do you work in?

Do you do the whole roof as well?
