Finding the Cause First
A roof repair starts with finding out what actually failed, and on a Centennial house that's rarely the shingles themselves. The inspection is free and so is the estimate.

Repairs on a Centennial Roof
Most repairs have nothing to do with shingles themselves. Water gets in where something interrupts the roof, usually at one of a handful of places:
- Pipe collars. The rubber around a plumbing vent hardens, splits and lets go. The single most common call, and a small job.
- Flashing at a wall or a chimney. Split levels have a lot of wall-to-roof transitions, and counter-flashing belongs cut into the mortar, not smeared onto it.
- Valleys. Where two slopes meet and everything the roof sheds runs through one channel, grit and needles included.
- A course of shingles lifted or creased by wind, often invisible from the driveway.
- Skylights and their curbs, which almost always leak at the edges rather than through the glass.
- Water backing up at the eaves in a thaw, sometimes a roof problem and sometimes an attic heat problem.
A fair number of ceiling stains turn out not to be roof problems at all: condensation, a bathroom fan venting into the attic, a plumbing vent. Ruling those in or out is part of the same visit.
Past a certain amount of damage a repair stops being a repair and the whole covering has to come off. Those are two very different numbers on an estimate, which is why the damaged area gets measured before anyone quotes you.
Centennial's housing mostly went up between the 1970s and 1990s, older on the west side, and plenty of roofs are on a second or third covering. The original shingle may no longer be made, colors fade over twenty Colorado summers even where it is, and a repaired patch can stay visible for a while before it weathers in. Insurers don't always pay to make a match, either. We'll show you the material next to what's on the roof and let you decide whether a visible patch on a back slope is worth it; the answer on a front elevation is sometimes different.
Hail doesn't behave like the list above. It hits every slope at once rather than picking one spot, so patching a single slope on a hail-damaged roof fixes nothing. We pull verified hail data for your address rather than the city before treating anything as a spot repair. Percentage wind and hail deductibles are common here, so a small repair often sits below the deductible, and a roof that came through a storm intact is usually better left unclaimed.

Can a repair turn into a replacement partway through?
It can. Past a certain amount of damage the whole covering has to come off rather than one section of it. That's exactly why the damaged area gets measured before anyone quotes you, so you know which job you're actually being priced for.
Will the repair match the rest of my roof?
Sometimes closely, sometimes not. On an older Centennial roof the original shingle may be discontinued, and sun-aged shingles don't match new ones out of the packet. We'll show you the material against your roof and say plainly what it's going to look like.
My roof was repaired before and it's leaking again. What now?
That's a normal reason to call and it usually means the first repair was made in the wrong place. Water enters at one point and runs along the deck before it drops, so a patch put where the stain is can be a perfect repair of nothing. We start on the roof and in the attic rather than under the stain.
A shingle came off after a windy night. Is that worth calling about?
Yes. A missing shingle is easy to deal with and an exposed patch of underlayment is not. Wind damage also tends to run along a course, so the shingles either side of the gap are often creased even though they're still up there.
Is a small repair worth claiming on insurance?
Often not, and it's better to know that before you file rather than after. Work out your actual wind and hail deductible in dollars first. If the repair sits below it, a claim gets you nothing and still goes on your history. We'll give you the photographs and the measured area so the decision is an informed one.
Is it worth repairing a roof that's near the end of its life?
Sometimes, and sometimes not, and you deserve a straight answer rather than a sales one. One clear fault on an otherwise sound old roof is worth fixing. A roof with several failures in different places is a roof you'll keep paying to patch. We'll tell you which one we think you have and show you the photographs it's based on, and the decision stays yours.
