Finding and Fixing an Aurora Leak
- Ask what you're seeing and when it started. A leak that only shows during a thaw is a different problem from one that shows in a downpour.
- Get on the roof and look at all of it, then look in the attic where we can.
- Show you the photos and tell you what caused it, including when a repair honestly won't hold.
- Fix it: the flashing, the boot, the sealant, the valley or the shingles. Plus anything next to it that would fail the same way.
- Clean up, including a sweep for nails with a magnet, and tell you what to keep an eye on.
Not every roof problem is a claim, and a lot of them shouldn't be. A worn boot. A lifted course. A bit of failed sealant. Those are small jobs, and small jobs done on time are the cheapest thing you'll ever do to a roof. So the list you get back sorts into four kinds of work.

What an Aurora Winter Does
Aurora sits high, dry and cold, and swings hard within a single day, working a roof's small parts loose quietly, with no storm to blame. It's the number of freeze-thaw cycles in an afternoon, not the low temperature, that does the damage.
Snow here sits and melts slowly instead of running off, pooling in valleys, behind chimneys and along low edges until it finds a tired spot.

Can a roof be repaired in winter in Aurora?
Often yes, and sometimes it should wait. Cold makes shingles brittle and slows how sealant sets, so a shingle that has to be lifted can crack. Some repairs are fine done cold. Others hold better done warm. We'll look and tell you which one yours is.
Is a small roof repair worth claiming on insurance?
Usually not. Most small repairs cost less than a deductible. That means nothing to pay out, and a claim on the record for no benefit. Where that line sits depends on your policy, since a repair that costs less than your deductible rarely makes sense to file.
My neighbor got a whole new roof. Do I need one?
A lot of Aurora streets went up at the same time, so the roofs on a block come due together. The wear is never identical house to house, though. Sun exposure, tree cover and how the last roof went on all change the answer. Your neighbor getting a new roof is a fair reason to have yours looked at. We'll tell you what yours actually needs.
I lost a couple of shingles in the wind. Is that urgent?
It depends on what's underneath. If the layer below is intact you have some time. If the wind took the underlayment with it, water has a way in and that changes things. A photo from the ground usually tells us enough to say which one you're looking at.
Do I need a permit for a small roof repair in Aurora?
Some do. Where one is needed we pull it and call the inspections, so it isn't something you have to sort out.
Will the repair match the rest of my roof?
Usually close, rarely perfect. Shingles fade in this sun over the years. A new bundle off the same line won't have that fade yet. On a roof that's a few years old the difference tends to close. On an older one it can stay visible.
Can I finance a repair?
Yes, we offer financing through Hearth. It comes up on repairs more than people expect. A repair under your deductible is paid out of pocket by definition.
