What a Big Open Roof Changes

Most of what we walk along the I-76 and US 85 corridors is single story light industrial and warehouse. Big flat roofs with not much sitting on them. That sounds like the easy version of this job. In some ways it is. But it moves where the risk lives.
On a roof like that, almost all of the area is plain field. There's very little of the fiddly work around curbs and shafts that eats the budget on a downtown building. So the price stops being about detail. It comes down to two things: how much area there is, and what's underneath it.

Opening the Roof Before Pricing It
Anyone who gives you a number for a roof this size without opening it is guessing. The guess will be wrong in one direction or the other. So we cut into the roof in a few places to see what's really there.
That settles two things. Whether the insulation is dry, and whether the deck under it is sound. Between them they decide how much has to come off and what the job is going to cost.
Where the cuts go is not random. On a wide roof the drains sit a long way apart. Water has a long way to travel before it can leave. It gathers in the low spots and sits there. That works on the roof from above, while the insulation underneath quietly takes it on. Those low areas are where a cut tells you the most.
Wet insulation doesn't dry out under a new roof. It comes out, or the roof you paid for is shorter-lived than the invoice suggests. We give you the finding in writing either way, with photographs of the cuts.
Brighton wants a flat commercial roof looked at partway through the job, not only when it is finished. On a straightforward house re-roof there is no such stage. On your building there is one. It belongs in the plan from the start rather than turning up as a delay.
What it means in practice is a fixed point in the schedule. A section of roof stays open until it has been seen. You can't cover it, move on and sort the paperwork out later.
It isn't a bad rule to be on the receiving end of. Somebody other than the contractor looks at what went down before the surface hides it. That's exactly the part of a roof nobody can check afterwards without cutting it open again.

What is the inspection partway through, and what does it do to my schedule?
Brighton asks to see a flat commercial roof mid job as well as at the end. It becomes a fixed date in the middle of the work rather than a flexible one. We build the sequence around it. Planned for in advance it costs you nothing. Discovered halfway through, it stops a crew.
Can the new roof go over the old one?
No. The old roof always comes off here, so a recover isn't on the table. What the cuts settle is how much else comes off with it. Wet insulation and a soft deck both have to be dealt with before the new roof goes down. You get that finding in writing, with photographs, before anyone quotes you.
Can we keep operating while the roof comes off?

How late in the day can the work run?
Not as late as most owners assume. The city sets the hours construction can run, and that applies to your building. So there's no working through the night to keep your day clear. Better to hear that at the planning stage than to build a schedule that quietly depends on it.
