Greater Denver Area roofs fail suddenly at two different times of year, and almost everything written about it only covers one.

Damaging hail runs from around the middle of April to the middle of September. What makes it an emergency isn't the bruising, which is a claim rather than a crisis. It's a puncture, a shingle torn open, or a branch brought down onto the roof by the same storm. High wind events happen mostly in the cold season, driven off the mountains. They take shingles rather than punch holes in them. A course lifts, creases along its length and peels back. Often there's no rain that night, and nothing shows inside at all. The roof sits open until the next melt finds it, weeks later.

While you're on the phone, and after you hang up, there's a short list of things worth doing, and all of it is indoors.

Move what's underneath. Furniture, rugs, electronics, anything paper. Get a bucket or a bin under the drip and a towel around it. If water is anywhere near a fixture or a socket, kill the power to those circuits at the panel. Don't test your luck. If the ceiling is bulging with water behind it, keep people out of that room. A bulge lets go all at once.

Photograph everything before you clean any of it up. The stain, the drip, the puddle, the damaged ceiling, the state of the room. If it turns into a claim, those photographs are the record of what it looked like before anybody touched it. They're the ones nobody thinks to take.

Colorado's insurance regulator tells homeowners to limit further damage after a storm. It specifically names putting tarps on roofs as one of the things that means. That's worth knowing, because it reframes emergency covering. It isn't an extra somebody sold you. It's the thing your carrier expects to have happened.

What it doesn't mean is you doing it. Stay off the roof. In rain, in snow, in wind, on a hail-struck surface, in the dark: that's how people get seriously hurt. A homeowner walking a damaged roof can also leave marks that muddy the claim afterward. The indoor half genuinely helps. The roof half is the part to hand over.

Our first visit has one job: stop water getting in. Nothing else gets attempted while the roof is wet, dark or still being weathered. That usually means covering the opening and securing it against the wind. Around here, that's the part that decides whether a cover holds at all. Covers get secured without driving new holes through sound shingles. A fixing through good material is next winter's leak once the cover comes off. We photograph the damage and the work done to it. That's because emergency mitigation is often its own line on a claim, separate from the permanent repair.

Then the permanent repair is a separate, planned piece of work. A Centennial mailing address doesn't always mean the house is inside the city, and that changes the rules, so we check the parcel before we quote. The temporary cover comes off when the real work goes on. A cover buys time and nothing more.

Which Roof Problems Are Emergencies

Some things on a roof need dealing with tonight and some things genuinely don't, and knowing which one you've got is most of what people want when they call.

  • Water coming into a room you live in, or running down a wall.
  • Water anywhere near a light fixture, an outlet or the electrical panel.
  • A ceiling that's sagging, bulging or holding water.
  • A branch or anything heavy sitting on the roof.
  • Any part of the roof deck open to the sky.
  • Shingles torn off or missing with more weather on the way.
  • Daylight visible through the deck when you look in the attic.

These matter, and they aren't tonight.

  • A ceiling stain that's dry and hasn't grown.
  • A drip you've caught in a bucket with nothing forecast overnight.
  • Dented gutters or a marked wall after hail, with nothing coming in.
  • Grit from the shingles collecting at the bottom of the downspouts.

The call itself is short and it starts with the same few questions. Is anybody in danger. Is water anywhere near electrics. Can the inside of the house be protected right now. Those answers decide what happens next more than the state of the roof does. A roof that's already open stays open either way. The damage that's still preventable is nearly always indoors.

You don't have to work out which list you're on before you call. Describe what's happening and we'll help you place it. And if it's been windy and nothing is leaking, it's still worth having us look. A missing shingle is a small thing. An open patch of underlayment waiting for March is not.

Emergency Roof Repair in Centennial FAQs

Should I get up there and put a tarp on it myself?

No. That's the single most dangerous thing a homeowner does in this situation. A wet, hail-struck or wind-damaged roof is loose underfoot. Standing on it can also add marks that get read as mechanical damage on a claim. Do the indoor part and leave the roof.

Will somebody come out in the evening or at the weekend?

We take the call, and for a genuine emergency we go out. It's handled case by case rather than as a blanket promise, and describing what's actually happening is what settles it. We answer regular calls seven days a week, 9am to 5pm.

Nothing is leaking, but shingles came off in the wind. Is that an emergency?

It depends what's under them. Missing shingles with the underlayment intact and clear weather ahead can be a scheduled repair. Exposed decking, or a torn area with snow or rain coming, shouldn't sit. Send a photograph from the ground and we'll tell you which one it is.

Will insurance pay for the emergency work?

Insurers often treat it separately from the permanent repair. That's one reason we photograph the emergency work as it's done. Whether it's covered comes down to your policy and what caused the damage, so it's a question for your carrier. We'll give you the documentation either way.

What happens to the cover when you do the proper repair?

It comes off as part of the repair. A cover is a short-term measure, not a roof, and Greater Denver Area wind and sun work on one steadily. It's there to hold the line until the permanent work is scheduled.

There's a stain spreading on the ceiling but nothing is dripping. Is that an emergency?

A stain that's actively spreading means water is moving up there right now. It's worth a call rather than a wait, particularly if the weather isn't done. A stain that's been the same size for months is a different thing and it belongs in normal hours. Either way, don't make a hole in the ceiling to let it out. The exception is a bulging ceiling, and only if somebody has told you to.

I signed with somebody after a storm and my claim has now been denied. What can I do?

Once you've had written notice that the claim was denied, Colorado gives you three days to cancel that contract. You get your deposit back too. That's state law. It's worth acting on rather than sitting with, because the window is short.
